Council is seeking feedback on proposed suburb boundary changes to the southern boundary between Rouse Hill and Box Hill and the creation of a new suburb named ‘Red Gables’. The creation of the suburb will result in changes to the existing suburbs of Box Hill, Maraylya and Nelson.
The current area of the suburb of Box Hill is 1,420 hectares with an approximate population of 950 residents and will have an estimated population of 41,600 residents by the year 2036. Given its size and its projected residential growth, it is appropriate to review the areas that make up the suburb of Box Hill.
The Geographical Names Board principles for defining new suburb boundaries are outlined as follows:
• Easy to identify and readily interpreted by the community;
• Based on good planning principles and define areas with common community interests;
• A reasonable size for practical purposes;
• Contiguous and not overlap another suburb boundary;
• Not an island within another suburb;
• Not extend beyond local government, state or territory boundaries;
• Follow clear and easily distinguishable lines such as rivers, railways, major road centre lines; and
• Not bisect properties in common ownership or individual land parcels.
NEW SUBURB – RED GABLES
The proposed Red Gables suburb is predominantly made up of the Box Hill North land release area. This includes properties south of Maguires Road, west of Janpieter
Road and north of Old Pitt Town Road covering ‘The Gables’ Estate. The boundaries of the proposed suburb consider the Geographical Names Board (GNB) criteria, the unpractical size and future population of the existing suburb boundary of Box Hill and the fact that the Box Hill North release area possesses a character distinct from the Box Hill Growth Area. The name Red Gables reflects the name of the historic dairy farm on which the Box Hill North release area is located (refer maps over page and more detailed maps on Council website at http://www.thehills.

The rural residential area of Box Hill east of Janpieter Road is proposed to be incorporated into the suburb of Nelson.
Associating these properties with Nelson reaffirms their rural residential character noting they do not form part of the Box Hill North release area.
REVISED BOUNDARY BETWEEN ROUSE HILL AND BOX HILL
The revised boundary between Box Hill and Rouse Hill will align with the existing zoning boundary between land zoned R2 – Low Density Residential and land zoned B6 – Enterprise Corridor and B7 – Business Park. No change is proposed to the boundary along Edwards Road, Boundary Road or Windsor Road.
The proposed new suburb of Red Gables would have a size of approximately 795 hectares with Box Hill having a resulting size of approximately 940 hectares. Based on the boundaries proposed, by the year 2036 the population of Red Gables is estimated to reach 13,500 and Box Hill 30,690.
