ABSTRACT

In the process estimating bid value, markup estimation for a construction project is the most important parts and difficult process of the pre-bidding phase of the contractors.

In this study, a model using present value approach on excel is constructed tn order to assist contractors in making markup decision. This model focuses on the measurement of a reasonable markup value that satis5es the required rate of return of the contractor, in which markup is a function of the required rate of return and cash flow of the project so that the net present value of project is not negative. By employing this approach, income (cash inflows) and outcome (cash outflows) in the project performance process are converted into present values to be calculated. Illustrative example is used to demonstrate the effectiveness of this model. The result shows that the model is not only simple and easy to be applied but also fitting with the time limited condition in pre- bidding.
