Bisnis properti Perseroan dikonsolidasikan di bawah PT MNC Land Tbk. Secara umum, bidang usaha properti yang dikelola oleh entitas anak ini fokus pada pengembangan properti untuk kawasan resor dan sarana hiburan.

Kinerja Operasional

Beberapa aset properti di bawah kelolaan MNC Land, termasuk di dalamnya yang dalam proses pengembangan, di antaranya adalah:

The contribution for MNC Kapital originated from

inancing income and operating lease grew 30.68%.

In terms of performance, revenue from this account increased 18.20% compared to 2013, from Rp269.68 billion to Rp318.77 billion.

Revenue from interest and dividends, giving a revenue contribution of 10.3% for MNC Kapital. In terms of performance, this account experienced the highest growth at 141.4%. In 2013 it was Rp44.3 billion, while in 2014 it jumped to Rp107.0 billion.

Following are the Company’s revenue details

contributed by the inancial services sector:

MNC Kapital recorded a comprehensive income of Rp44.84 billion in 2014. This accomplishment rocketed 830.29% compared to previous year’s Rp4.82 billion.

This result is mainly due to a fairly signiicant increase

in earning before tax of 119.79%. In 2013 it was Rp25.21 billion, while in 2014 grew to Rp55.41 billion.

Net income reached Rp28.18 billion, accelerating 398.76% compared to Rp5.65 billion in 2013. Earnings

per share also increased signiicantly from Rp4.16 per

share in 2013 to Rp10.86 per share in 2014.

Property Sector

Line of Business

The Company’s property business is consolidated under PT MNC Land Tbk. In general the property business, which is managed by the subsidiary, focuses on development of property for resort areas and entertainment facilities.

Operational Performance

Some property assets under management of MNC Land, including those in development process, are listed below:

1. Pengembangan Lifestyle & Entertainment Property Area: Kawasan resor dan theme park terintegrasi Lido, Jawa Barat

Dibangun di atas lahan yang akan dikembangkan menjadi 2.000 hektar. Kawasan peristirahatan dan hiburan ini berlokasi di Lido, Bogor, Jawa Barat. Saat ini, properti yang tersedia adalah:

a. Lido Lakes Resort & Conference, resor bintang empat dengan 105 kamar, lapangan tenis, dan sejumlah aktivitas luar ruang.

b. Lapangan golf 18 hole, yang didesain oleh Ross Watson.

2. Pengembangan Resor

Westin Resort & Convention Center

Berdiri di atas lahan seluas 9 hektar di Kompleks BTDC, Nusa Dua, Bali. Westin merupakan salah satu kompleks resor mewah dengan fasilitas 26 ruang pertemuan, 2.700 meter persegi ruang pameran, dan ballroom berkapasitas 2.500 tempat duduk, serta 433 kamar hotel. Sepanjang tahun 2014, tingkat hunian Westin sekitar 79%, yang 20% di antaranya tamu perjalanan bisnis serta 80% untuk berlibur. Pada tahun 2013, Westin menjadi tuan rumah untuk dua agenda internasional: Miss World 2013 dan APEC CEO Summit Indonesia 2013.

Bali Nirwana Resort

Berdiri di atas lahan seluas 103 hektar di kawasan Tanah Lot, Bali. Bali Nirwana Resort merupakan salah satu kawasan resor bintang lima terintegrasi yang terbesar di Pulau Dewata. Saat ini, kawasan tersebut dikelola oleh manajemen Pan Paciic.

Fasilitas yang tersedia di kawasan ini selain 278 kamar, di antaranya lapangan golf 18 hole yang didesain oleh Greg Norman. Menurut Golf Digest, lapangan golf 18 hole Bali Nirwana merupakan yang terbaik di Asia Pasiik dan urutan ke-52 di dunia. Mandalika Resort

Berdiri di atas Lahan 750 hektar di kawasan Lombok Timur, Nusa Tenggara Barat. Kawasan ini siap dikembangkan dengan tambahan lahan 320 hektar. Mandalika merupakan resor mewah yang menyajikan wisata alam. Fasilitas yang disediakan selain penginapan yang langsung menghadapi ke pantai, di antaranya adalah lapangan golf.

1. Lifestyle & Entertainment Property Development

Area: Resort and integrated theme park Lido, West Java.

Established on land that will be expanded to 2,000 hectares. The properties available in the location at this time are:

a. Lido Lakes Resort & Conference, a four star resort with 105 rooms, tennis courts, and other outdoor activities.

b. An 18-holes golf course designed by Ross Watson.

2. Resorts

Westin Resort & Convention Center

Developed on 9-hectares at BTDC Complex, Nusa Dua, Bali, the Westin is a luxurious resort complex with 26 meeting rooms, 2,700 sqm exhibition room, and ballroom with a capacity of 2,500 seats, and 433 hotel rooms. Throughout 2014, the occupancy rate of Westin was around 79%, of which 20% was business and 80% was vacation.

In 2013, the Westin became the host for two international events, i.e. Miss World 2013 and the APEC CEO Summit Indonesia 2013.

Bali Nirwana Resort

Established on 103 hectares in Tanah Lot, Bali,

Bali Nirwana Resort is one of the largest ive star

integrated resorts in Bali and currently managed by

Pan Paciic.

In addition to having 278 rooms, the resort has other facilities such as an 18-hole golf course designed by Greg Norman. According to the Golf Digest, the 18- hole golf course at Bali Nirwana is the best in Asia

Paciic and ranked no.52 in the world.

Mandalika Resort

Established on 750 hectares in East Lombok, West Nusa Tenggara, this area is ready to develop with an additional 320 hectares.

Mandalika is a luxurious resort presenting natural tourism. It has several facilities such as accommodation directly facing the beach, golf course.

Investasi Strategis

Selama tahun 2014, MNC Land berhasil membukukan pendapatan sebesar Rp1 triliun, atau naik 72% dibandingkan dengan pendapatan pada tahun 2013 yang sebesar Rp588 miliar. Kinerja yang menguat ini didukung oleh meningkatnya pendapatan dari sektor Hotel, Resor, dan Golf menjadi Rp663 miliar (naik 51% YoY). Sektor ini memberikan kontribusi sebesar 65% terhadap pendapatan MNC Land.

Kontribusi Sewa Ruang Perkantoran menyumbang pendapatan sebesar Rp128 miliar atau tumbuh sebesar 8% dibandingkan tahun 2013. Sektor ini juga diharapkan akan terus bertumbuh di tahun 2015 dengan beroperasinya MNC Financial Centre dan dengan telah diselesaikannya MNC Tower Surabaya. Total kontribusi pendapatan di tahun 2014 adalah sebesar 13%.

Selain itu pada tahun 2014, Perseroan mulai membukukan pendapatan dari sektor apartemen dan properti lainnya sebesar Rp187 milliar (belum ada di tahun 2013). Total kontribusi sektor ini terhadap pendapatan MNC Land di tahun 2014 sebesar 18%.

Sektor terakhir yaitu sektor jasa keamanan dan jasa lainnya memberikan kontribusi 4% dari total pendapatan MNC Land atau setara dengan Rp35 miliar naik 18% dari tahun sebelumnya.

MNC Land berhasil mencapai EBITDA tahun 2014 sebesar Rp350 miliar, naik 83% (YoY) dari tahun 2013 yang Rp192 miliar. EBITDA margin Perseroan naik 200 poin menjadi 35% dari 33% karena adanya kontribusi pendapatan dari sektor apartemen dan properti lainnya. MNC Land mencatat kenaikan laba bersih sebesar 39%, menjadi Rp387 miliar pada tahun 2014, meningkat dibandingkan dengan tahun 2013 yang Rp278 miliar. 3. General Property Development

• Development of properties i.e. oices, housing,

hotels, and shopping centres. • Property management

Proitability

During 2014, the MNC Land successfully recorded consolidated revenue of Rp1 trillion, a 72% growth compared to Rp588 billion in 2013. The revenue increase was mainly driven by improved performance from Hotel, Resort and Golf, generating revenue of Rp663 billion, an increased of 51%. This sector represents 65% of the total revenues in property sector.

Oice Leasing contributed Rp128 billion in revenue,

increasing by 8% compared to 2013. This sector is also expected to continue growing in 2015 with the operation of MNC Financial Centre and the completion of MNC Tower Surabaya. Total revenue contribution in 2014 amounted to 13%.

In addition, in 2014 the Company started to record revenues from apartments and other properties totaling Rp187 billion. Overall, this sector contributed 18% of revenues in 2014.

The last sector is security and other services, which contributed 4% of total revenues, equal to Rp35 billion, an 18% increase from the previous year.

MNC Land managed to reach an EBITDA of Rp350 billion in 2014, increasing sharply by 83% (YoY) from Rp192 billion in 2013. The EBITDA margin increased 200 points from 33% to 35% supported by contribution of revenue from the apartments and other properties sector.

MNC Land posted a 39% increase in net income from Rp278 billion in 2013 to Rp387 billion in 2014.
