The 18th Residence Taman Rasuna dibangun untuk
memenuhi kebutuhan segmen masyarakat menengah ke atas akan tempat tinggal berkualitas di tengah kota. Didirikan di atas lahan seluas 5.000 m2 di dalam
kompleks Taman Rasuna, kawasan hunian ini memiliki 2 menara, masing-masing 32 lantai. Jumlah unit tersedia sebanyak 750 unit, terdiri dari apartemen tipe 1 kamar dan 2 kamar. Fasilitas yang tersedia antara lain 2 lantai parkir, fasilitas kebugaran dan komersial. Apartemen yang pembangunannya selesai pada akhir tahun 2007 ini dikelola oleh PT ProVices Indonesia. Tingkat okupansi pada tahun 2011 mencapai 99%.
Elite Club Epicentrum
The fitness club is formerly known as Gold’s Gym Elite Rasuna under the management of Gold’s Gym International. Since September 2010 the operation of the club is handled by Rasuna Epicentrum management, but remains to the concept of a fitness and wellness center for the whole family. The club occupies two floors covering 5,215 sqm and is equipped with facilities consisting of tennis courts, indoor soccer, squash, a swimming pool, gym area, children’s playground, lounge, and restaurant.
The addition of exercise equipment, programs of interest and increased number of people in the Kuningan and the surrounding area, including the operation of Bakrie Tower and Epicentrum Walk in Rasuna Epicentrum are all of the factors that contributes to the increase of the Elite Club Epicentrum membership. The club has a capacity of 5,000 members, but membership is limited to 4,000 members in order to maintain its exclusivity. Currently there are 2,912 registered members.
Rasuna Office Park
The phased construction of Rasuna Office Park began since 2005. Construction for stages I and II was completed in January and December 2006, respectively, while phase III was finalized in January 2008. The Rasuna Office Park complex is under the management of PT ProVices Indonesia. Total marketable area within the office compound reached 14,031 sqm and was sold entirely with the occupancy level of 98.6%

Built on a land area of 5,000 sqm within the Taman Rasuna complex, this residential area has 2 towers each with 32 floors. The 750 units on offer consist of one or two-bedroom apartments. The apartment building comes equipped with various facilities including 2 parking floors, fitness facilities and commercial areas. Construction on the property was completed at the end of 2007 and is currently managed by PT ProVices Indonesia. The occupancy level in 2011 reached 99%.

Sentra Timur Residence
Sentra Timur Residence (STR) merupakan hasil sinergi antara Perumnas dan Bakrieland dalam pengembangan lahan seluas sekitar 40 hektar di kawasan Sentra Timur Jakarta Timur, hal tersebut merupakan tindak lanjut atas penandatanganan MOU antara Perumnas dan Bakrieland pada 25 November 2007. Keterlibatan Bakrieland dalam proyek pengembangan rumah susun untuk masyarakat berpenghasilan menengah dan menengah ke bawah ini merupakan wujud peran aktifnya membantu Pemerintah dalam program pembangunan 1.000 menara rusunami.
STR merupakan proyek pertama dari pembangunan Superblok Kota Baru Perumnas yang direncanakan sebagai pusat perekonomian baru di Jakarta Timur dengan konsep ‘one stop living’, yang akan dilengkapi dengan berbagai macam sarana dan prasarana pendukung antara lain, terminal modern Pulogebang, Banjir Kanal Timur, TransJakarta koridor XI dan stasiun kereta api double track. STR direncanakan terdiri dari 11 menara dengan total 4.500 unit yang akan dibangun secara bertahap. Tahap pertama yaitu pembangunan 3 menara yang terdiri dari 1.327 unit, telah selesai pada tahun 2011.
Pada tahun 2011 terjadi peningkatan penjualan unit STR lebih dari 100% dibandingkan dengan tahun 2010. Pada tahun 2010 hanya terjual 138 unit, sedangkan pada tahun 2011 berhasil terjual 360 unit. Selain dikarenakan kegiatan pemasaran dan promosi yang intensif, terdapat faktor eksternal yang mendukung peningkatan ini yakni membaiknya fasilitas publik di sekitar kawasan seperti adanya akses TransJakarta koridor XI, gerbang tol yang sedang dalam tahap penyelesaian, dan Terminal Terpadu Pulogebang yang pembangunannya sudah mencapai 70%. Saat ini tingkat okupansi STR mencapai 70% dari total 894 unit yang telah terjual.
Tahap pembangunan 3 menara STR telah selesai di tahun 2011, maka fokus tahun 2012 adalah memasarkan sisa 433 unit dari 1.327 unit yang telah selesai dibangun. Selain itu, BPLK juga mencanangkan target untuk mempercepat proses serah terima kepada
Sentra Timur Residence
Sentra Timur Residence (STR) is the result of synergy between Perumnas and Bakrieland in the development of the land area of around 40 hectares in the Sentral Timur of East Jakarta, as a continuation to the signing of the MOU between Perumnas and Bakrieland on 25 November 2007. The involvement of Bakrieland in the project development of apartment for middle and middle-low income segments is an effort of its active role to assist the Government in the development of 1,000 tower of rusunami (low-cost apartment ownership) program.
STR is the first project of the Kota Baru Perumas superblock development that is intended to be the new economic center in East Jakarta with the concept of ‘one stop living’, which will be equipped with various facilities and infrastructure, among others, Pulogebang modern terminal, Banjir Kanal Timur, TransJakarta corridor XI and double track railway station. STR is designed to consist of 11 towers with a total of 4,500 units to be built in phases. The first phase is the construction of 3 towers consisting of 1,327 units, which was completed in 2011.
In 2011 there was an increase in the sales of STR units of more than 100% compared to the previous year. In 2010 only 138 units were sold, while during 2011 360 units were sold. In addition, due to the intensive marketing and promotional activities, there are external factors that contribute to the increase namely, the improvement of public facilities around the region such as the access corridor of the TransJakarta XI, toll booths that are in the completion stage, and the Integrated Pulogebang Terminal which construction already 70% complete. Currently, the occupancy rate reached 70% of the total 894 units sold.
The development phase of 3 STR towers were completed in 2011; therefore the focus in 2012 is to market the remaining 433 units of 1,327 units that have been completed. In addition, BPLK also launched a target to accelerate the handover process to customers, conducted the completion of the

supporting infrastructure and established an operating system. Strategies undertaken to achieve these targets are by controlling the process of construction, consolidation and coordination between departments in order to maintain the smooth handover process, as well as preparing business development plans that can be mutually supportive with the Sentra Timur Residence apartment.
In the development of the STR area, BPLK faced some obstacles such as the efficiency of the system and guarantee of sales targets as a basis for developing future projects. To address these constraints, BPLK conducted an evaluation of the organizational structure and required restructuring, increasing consolidation in every department and coordination between departments, conducting differentiation in order to be different from competitors, and increased cooperation with strategic partners, including Perumnas, banks, and the Government of DKI Jakarta.
Property Management
Since 2010, PT ProVices Indonesia has been implementing management activities of multiple buildings and facilities owned by PT Bakrieland. PT ProVices Indonesia, a property management company owned by Bakrieland, was established in 2005 under the name PT Dinamika Nusantara Bestari (DNB), before turning its name into PT ProVices Indonesia in 2007.
In 2011 PT ProVices joined with BSU and focuses its business on real estate property management. Compared to the previous year, by 2011 the majority of ProVices clients come from outside the Bakrie group. In the future ProVices is planning to expand new business development in the areas of parking and villa management.

BPLK menyikapi kendala-kendala ini dengan melakukan evaluasi terhadap struktur organisasi dan melakukan restrukturisasi sesuai kebutuhan, meningkatkan konsolidasi di tiap departemen dan koordinasi antar departemen, melakukan diferensiasi agar berbeda dengan kompetitornya, serta meningkatkan kerjasama dengan mitra-mitra strategis, diantaranya Perumnas, perbankan, dan Pemda DKI Jakarta.
Manajemen Properti
Sejak tahun 2010, kegiatan pengelolaan beberapa gedung dan sarana yang dimiliki oleh Bakrieland dilaksanakan oleh PT ProVices Indonesia, sebuah perusahaan manajemen properti yang sahamnya dimiliki oleh Bakrieland. PT ProVices Indonesia berdiri pada tahun 2005 dengan nama PT Dinamika Nusantara Bestari (DNB), sebelum akhirnya beralih nama menjadi PT ProVices Indonesia pada tahun 2007.
Pada tahun 2011 PT ProVices masuk ke dalam BSU dan memfokuskan bisnisnya pada real estate property management. Jika dibandingkan dengan tahun 2010, pada tahun 2011 klien ProVices lebih banyak berasal dari luar grup Bakrie. Untuk tahun-tahun mendatang ProVices merencanakan pengembangan bisnis baru di bidang parkir dan pengelolaan villa.
Prospek 2012 dan ke Depan
Kondisi perekonomian global pada tahun mendatang diperkirakan mengalami perlambatan akibat krisis keuangan di Eropa, tetapi diharapkan hal ini tidak terlalu berpengaruh terhadap perekonomian Indonesia. Terdapat beberapa perkembangan di dalam negeri yang perlu dicermati seperti: persiapan menghadapi Pemilihan Gubernur DKI pada tahun 2012 dan Pemilu Nasional 2014, serta pengesahan Undang-Undang No. 1 tahun 2011 yang diantaranya memuat ketentuan pemberian ijin penjualan properti hanya jika kemajuan proyek sudah mencapai sekurangnya 20%. Namun demikian, City Property optimis bahwa pasar properti tetap tumbuh baik, dengan didukung oleh perkembangan ekonomi dalam negeri yang diprediksi tetap positif dan tingkat bunga yang relatif stabil.

Tren ‘back to the city’ akibat masalah infrastruktur dan kemacetan yang berkembang belakangan ini serta peningkatan pertumbuhan ekonomi Indonesia merupakan kombinasi yang menguntungkan karena peningkatan kebutuhan perumahan dan perkantoran di kawasan CBD terjadi bersamaan dengan kenaikan daya beli masyarakat. Namun di lain pihak, kompetisi yang semakin meningkat, serta kendala-kendala lain seperti perizinan, kebijakan dan regulasi yang dikeluarkan oleh Pemerintah Daerah/ Pusat merupakan tantangan berat yang perlu dihadapi. Di tahun 2012, City Property akan membangun condotel bintang 4 di Rasuna Epicentrum dan menyelesaikan pembangunan 1 menara di The Wave. Fokus City Property adalah melakukan ekspansi dengan mengembangkan proyek-proyek baru di luar Rasuna Epicentrum, yaitu condotel di Yogyakarta dan Jakarta. Prospects in 2012 and the Future
Due to financial crisis in Europe, the global economic conditions in the coming year are expected to decline, however it might not affect much the economy of Indonesia. There are several developments in the country that need to be examined such as: preparation for the election of the Governor of Jakarta in 2012 and National Elections in 2014, as well as the ratification of the Act No. 1 year 2011 which includes the provisions to license the sale of property only if the progress of the project has reached at least 20%. However, City Property is optimistic that the property market segment will continue to increase, supported by the domestic economic growth which is predicted to remain positive and stable interest rates.

The ‘back to the city’ trend resulted by the infrastructure problems and congestion as well as the increase in Indonesia’s economic growth are favorable conditions which contribute to the increase for the needs of housing and offices in the CBD area, coinciding with the rise purchasing power. However, on the other hand, increasing competition, as well as other constraints such as licensing, policies and regulations issued by the Regional/ Central Government are the challenges faced by the Company.
In 2012, City Property will construct a 4-star condotel in Rasuna Epicentrum and complete the construction of 1 tower at The Wave.
