WHAT IS THE CASTLE HILL NORTH PRECINCT PLAN?
The draft Precinct Plan is the first step in exploring potential for higher residential opportunities in the Castle Hill North area. The vision for the precinct is for it to become Castle Hill’s destination for ‘city living’ by introducing more higher density housing in locations within close walking distance to the future railway station and the retail and commercial services of Castle Hill Major Centre.
WHY WAS THE PRECINCT PLAN PREPARED?
The Plan responds to the introduction of the North West Rail Link Corridor Strategy and Local and State Government planning policies that seek to accommodate population growth close to jobs, transport and services.
WHAT LAND DOES THE CASTLE HILL NORTH PRECINCT INCLUDE?
The Precinct is located north west of Castle Towers and is bound by Gilham Street to the north, Pennant Street and Castle Street to the south, part of Carramarr Road to the west and Old Castle Hill Road to the east as shown in the Structure Plan (above).
The Precinct Plan has a different boundary to the North West Rail Link Corridor Strategy as it focuses on introducing higher density housing in places that are most accessible within close walking distances to public transport and shops whilst retaining existing areas of a low density character further away from the Town Centre.

WHAT TYPE OF DEVELOPMENT IS PROPOSED?
The draft plan identifies potential locations for new 3 storey townhouses as well as potential locations for apartment buildings between 4 and 20 storeys.

All comments raised within the submission period will be reported to Council following the close of the exhibition. Issues raised during the exhibition period will considered in future planning for the area, and may inform changes to zones and developments controls such as building height.

Submissions are welcome and will be received until February 27, 2015. All submissions must specify the writers name, address, day and evening phone number and fax number if available. The grounds on which you wish to make a submission must be set out clearly and with some justification for the grounds you nominate.
