The mandatory internship of the Real Estate program is very useful to gain practical knowledge of how things really work in the real estate sector. I interned at Building for Future Ltd, one of the prominent names in the real estate sector. I am proud to be part of Building for Future Ltd as a real estate student.

Organization: (Implementation) pattern of relationships between workers, the optimal use of the resources required to enable the successful execution of plans. In a residential setting, a building manager will typically oversee a team of porters or security officers, cleaners, electrical and mechanical contractors and depending on the size of the development, a team of administrative staff. The difference in the job titles may reflect some differences in the job description, but essentially the title that perhaps best defines the role is that of building services manager, as the main aspect of the job relates to the day-to-day management of the development with particular focus on the maintenance, site staff management, health and safety and presentation of the building or residential complex with the best interests of the residents in mind.

The building manager will be the link between all the parties involved in the day-to-day management of the building. This subdivision of building management is quite similar to the previous one, with the main difference being that the building will usually consist of commercial units and/or offices. Our marketing and sales departments also record their activities to the main stream of information.

Our sales team makes everything clear to the customer to avoid any confusion at a later stage, our engineers ensure the quality of construction at the highest level, the accounts department carries out all transactions with the necessary documents and keeps the customer updated to maintain their faith. Such transparency in operation pays off by giving a very strong foundation to the confidence of people dealing with BFL. The scenario for urban housing demand is crucial due to rapid population growth.

New scientific and technological advances are also contributing to the improvement of consumer taste. These national entrepreneurs have achieved reasonable success in providing a home and shelter to the citizens of the country.

Real estate development and management bill 2009

SangsadBhaban, Sep 22 (UNB) - The House of Representatives on Wednesday passed the Real Estate Development and Management Bill 2010, retaining provisions for mandatory engagement of developers to do business and up to three years' imprisonment if a developer violates the approved design when constructing buildings. The developer violating the approved design of buildings will also be penalized up to Tk 20 lakh or face both imprisonment and fine. Meanwhile, if a developer engages in real estate business without permission from the concerned authority, and publishes an advertisement in favor of his/her company, he/she will face a jail term of up to two years or face a penalty of up to Tk 10 lakh, according to the bill.

The bill will be known as the Real Estate Development and Management Act, 2010, once approved by the President. If the developer fails to transfer property within a predetermined period, he will have to return the entire money to the recipient (buyer) within six months as per the agreement, via a check from the account payee. The real estate company must give at least 60 days' notice before canceling a particular assignment if the buyer fails to pay the installment or the full amount according to the agreement.

In the fourth chapter of the bill, it was mentioned that the owner of the land will sign a joint venture agreement with the developer, if the owner of the land wants to develop his land. Developer will have to complete the settlement of deed, registration and control of the property within a maximum of three months once the total payment has been made. Moreover, the developers will have the right to change the allotment of plots or flats, but the developers will have to ensure that buyers receive the 'go ahead' signal from buyers.

Earlier, the government introduced the Real Estate Development and Management Ordinance in December 2008 to protect the interests of all parties involved in the purchase of plots, flats. Later, the Real Estate Development and Management Bill-2009 was drafted to bring discipline to the fast-growing real estate sector and restore confidence among the parties involved.

General terms and condition of BFL

An agreement will be made between the company and the allottee to preserve the interest of the allottee as well as the company after the payment of a minimum of 25% of the price of the apartment. If for some unavoidable reasons, it is necessary to make small charges in the specifications, design and/or layout of the apartments and other facilities, the company has the right to do so. Upon completion and full payment of installments and fees and other obligations, the company will hand over ownership to the owner, otherwise ownership of the apartment will remain with the company.

Stamp duty, documentation charges and all other miscellaneous costs likely to be incurred in connection with the deed of agreement or transfer of shares for registration of the apartment will be borne by the assignee. The assignee(s) must consult with the Company and obtain necessary approvals before making any structural or layout changes within the apartment complex after taking possession of the apartment. Failure to do so is solely at the risk of the assigned person and the Company will not be responsible for any damages or accidents/errors.

The construction of the project will be completed within the schedule of the company. The schedule of implementation of the project has been methodically set up to ensure high quality and smooth progress of the work. Force majeure, natural disasters, strikes, political disturbances, economic depression and changes in the fiscal / commercial policy of the state, etc.

Upon registration of the apartment, the allottee (regardless of floor) becomes the proportionate owner of the land on which the building is to be erected. The grantee will choose a Management Committee from among themselves, which will be responsible for the maintenance and management of the building and the committee's general affairs.

Each User acknowledges that we may change the Privacy Policy from time to time, provided that we will make the updated version of the Privacy Policy available on the Site at all times. Your continued use of the site will be deemed to be your acceptance of the privacy policy then displayed on the site at the time of such use. Each user further agrees that by posting any material or information anywhere on the Site it waives its copyright and any other proprietary right in the posted material or information.

As a result, we have no control over and are not liable or responsible for the quality, safety, legality or availability of the products or services offered for sale on the Site or the ability of the suppliers to complete a sale or the ability of buyers to complete a purchase. No advice or information, whether oral or written, obtained by any User through the Site shall create any warranty not expressly stated herein. The Site and Content involve trade secrets and intellectual property rights that are protected under worldwide copyright and other laws.

All title, ownership and intellectual property rights in and to the Site and Content remain with Silicon Link.
