Estate Regulations are a set of rules established by Estate Management that govern the rights and obligations of the Industrial Estate Management and the Company in managing and using the Industrial Estate, in accordance with the applicable rules and regulations in Bekasi Regency. These estate regulations will be periodically revised in accordance with the applicable rules, the estate management regulations and will be published later and are binding on all companies on the industrial estate. Estate Management is Industrial Estate Company or a legal entity incorporated under Indonesian law and established in Indonesia, which has been appointed exclusively for the management of the Industrial Estate management by and/or the transfer of the industrial estate of the Company.

Company is all the parties including the incorporated Company or Individuals who conduct business activities in the estate, who are willing to comply with the implementation of the Estate Regulations and who have received approval from the Estate Management. Estate management will be entitled to enforce the application and compliance of all conditions and criteria as referred to in the Estate Regulations to the Companies and or anyone else to implement the activities in the industrial estate. Maintenance charge/MC must be paid on a monthly basis under the rate that follows the prevailing list of rates issued by the Estate Management region.

Bulk water billing is determined by the amount of monthly water usage based on water meter readings performed jointly by the Company and the Property Management according to the tariff corresponding to the Tariff List issued by the Property Management. If it turns out that in 60 (sixty) consecutive days it does not fulfill its obligations, then the Property Administration has the right to interrupt/disconnect the provision of the service, services, facilities, other specialized services available in the industrial area or apply provisions of special for the Society. . All agreements relating to the renovation of buildings issued by Asset Management shall be the responsibility of the Company.

When building a building, companies follow the rules of the GSB, KDB, KLB and the height of the building, which is determined by the Real Estate Administration.

In principle, all waste water from production activities, workshops, laboratories, canteen, bathrooms, toilets must be discharged via the closed/underground sewerage system into the estate's sewerage system, using suitable materials such as PVC pipes, asbestos cement pipes, etc. If rainwater is discharged into the sewer, the Real Estate Management has the right to close the rainwater drainage until the Company has arranged the internal drainage system to comply with the applicable regulations.

The company's design consultant can consult the Estate Management for the design of the wastewater sewerage system. The company is responsible for the clean water connection after the water flow meter to the plot. The installation of the Company's building wiring (from the distribution panel to plots/buildings to each telephone box/PABX) will continue to be carried out by the Company.

The company provides power supply and cord saving, excess length of 10 meters will be charged to the company. The shape, size, placement and design of the billboard must be approved by the Real Estate Directorate prior to the execution of the work.

For companies that discharge wastewater to the sewage system, exceeding the wastewater quality standards, especially for key parameters, has important consequences for the performance of the treatment plant, either environmentally in general (color, COD, heavy metals, surfactants, oil and grease, mineral oil and vegetable oil). ), the property management has the right to cut off water and close the sewage system within 8 hours after the property management has issued a notice. Reconnection of clean water and wastewater services can be used if the company can provide a proven pre-treatment system that guarantees compliance with the wastewater quality standard in the property regulations. If disconnection of clean water and wastewater services is used three times within a maximum of one year, Estate Management will evaluate the capability of water and wastewater services for the business.

If the Company does not comply with this obligation, the Real Estate Management has the right to limit the Company's water supply to correspond with the previously applied connection capacity. If the relevant Company requires an additional supply of clean water in the future, the Company will be charged additional water connection costs and waste water in accordance with the applicable rate. Any delay in payment will be charged according to item 6, section II, General Estate Rules.

General waste from the production activities in the form of waste cloth, waste paper, plastic, cardboard.
