URBAN RETAIL PATTERNS
OF PENANG ROAD AND CAMPBELL STREET
In recent years, urban
development
in CentralGeorge
town has been concentrated
only
in certainparts
of the area ,and not
evenly spaced
out. Urba�developments
.ara seen in theform of the
proliferation
ofsupermarkets
anddepartmental
storesas well as in the
uprising
of the New Urban CentreProject.
Supermarket
aremainly
concentrated in BurmahRoad, where,
sincemid-1970's,
four such unite have been built in that area. Theseare the FAIRY
EMPORIUM,
the ISLANDEMPOF1IUM,
the SUPER DEPARTMENTAL STORE and the PENANG PLAZA. The resul t of such
development
is the shifts in the
gravity
of retail trade fromPenang
Road andCampbell
street to BurmahRoad,
i.e. , whereshopping
activitiesare concer�ed.
Furthermore,
the New Urban CentreProject
is situated at the
junction
ofPenang
Road with Gladstone Road and Macalister Road ,
right
up to thejunction
ofPenang
Road with Prangin Road,
Maxwell Road and Burmah Road.This, together
with the location of the GAMA SUPE�fAARKET at thejunction
of Dato Kramat Road with BricklinRoad,
have resulted in the shift of thegravi
ty
of trade to thevicinity
of KOMTAR and GAMA. The effects of such shifts in thegravity
of trade have made certainparts
ofPenaruj Road,
andCampbell
Street inparticular,
suffer the problem of mislocation in
present-days
term.This
study of. the urban retail patterns of Penang Road
and
Campbell
street is therefore aimed atproviding
someinsig�ts
into the attitudes of the
proprietors
in these two areas towardstheir
respective locations,
and whether such attitudes will resuIt in relocations of their retail
activities,
or whether such attitudes will lead to a
stronger
hold on theiroriginal
locations.This
study
show that there is little chance of the proprietors
ingiving.
