Finally, thank you to the residents of Hawaii Apartments who participated in the housing survey. Many people associate the development of social housing movements with the growth of housing associations (Rust. Social housing in the inner city of Durban offers one of the alternatives for accessible and affordable housing for those on low incomes.

This factor will have a significant impact on the development of the inner city for low-income housing and especially for social housing. Regulated in the manner of the Ontario Act (more regulation, but also greater legal certainty), it provided for a not-for-profit cooperative (EFK Tucker INC; 1998). This includes criticism of the economic efficiency of housing associations, government intervention, rent control and the management of social housing associations.

The housing policy and funding framework and social housing in Johannesburg's inner city are discussed. Other requirements of the institutional subsidy mechanism relevant to the financial framework within which social housing organizations operate are:-. Many of the housing companies are actually private bodies that have developed to provide public housing.

Housing must be a critical element in the integrated planning to alleviate overcrowding in the cities. The following chapter will discuss the case study of the Hawaii apartment in Durban's inner city. This chapter deals with the case study of the Hawaii flats in Durban's inner city.

Market Assessment

The only problem that seems to concern residents is the nightclub located between Hawaii East and Hawaii West (see Figure 8).

Conclusion

The next chapter will look at the research analysis and findings of the housing survey conducted among the residents of the Hawaii Apartments. The discussion in this chapter is based on the summaries of responses obtained from questionnaires administered to 40 households in Hawaii.

Research Analysis

Some respondents waited up to 5 months because they were waiting for PHDB approval. Most of the respondents were informed by a friend or relative who lives in the area. Most respondents said that the cost of living in the inner city is cheaper than living outside the inner city.

If the landlord cancels the agreement and the tenant disputes the landlord's right to do so and remain in possession of the premises, then pending resolution of the dispute. The tenant and landlord will each receive a copy of the report, which must be signed by both parties. The deposit may also be used by the lessor after the termination of the agreement to repair any damage to the premises as set out in 13.3.

On the day he or she leaves the property, the tenant will hand over all keys to the property (including the exterior and interior doors and cupboard keys) to a representative of the landlord on site. As a result of the termination of the agreement by the tenant, the tenant is liable for the rental administration costs to the landlord. The parking space may not be used for other purposes unless the tenant has first received written permission from the landlord.

If this agreement is terminated and Tenant vacates the Premises, Tenant shall return to Landlord all keys to the Premises, building entrance doors, storage room keys (if any) and Tenant's mailbox (if any). The landlord can recover from the tenant any amount he spends to replace any lock or key. The lessor will insure the property against damage, including but not limited to the full replacement cost of the property. Tenant must personally reside in the Premises during the Lease Period and may not permit any other person to occupy the Premises or any portion thereof in lieu of Tenant.

Tenant may not sublet the Premises or any part thereof without the written consent of Landlord. Any tenant who does not comply with the house rules may be evicted from the premises after the landlord has conducted an investigation and given the tenant a hearing. Both the tenant and the landlord should receive a copy of the report, which must be signed by both parties.

Conclusion ;

This chapter attempted to gain insight into respondents' perceptions of social housing in the city center. The main issues that emerged from this chapter were whether social housing was overall affordable for low-income residents. Many residents believed that living in the city center was cost effective and affordable for them.

It was also noted that there were more female-headed single households than male-headed households. In terms of age, the majority of respondents were between 31 and 40 years old. From the above, it can be seen that 80% of respondents between the ages of 21 and 40 felt that living in Hawaii was affordable for them.

It was also noted that the above-mentioned age group would not move even if there were crime and bad elements in the area. This thesis has shed light on many questions that were asked at the beginning of this research about social housing, namely:-. Does inner-city social housing provide an accessible and affordable form of housing for people on lower incomes, in the South African context?

It will demonstrate that social housing is affordable and accessible to people on low incomes.

Recommendations

The lessor leases to the lessee and the lessee leases (the "premises"). In the event that for any reason PHOS refuses to approve the tenant for the institutional subsidy, the landlord has the right to cancel the lease agreement. Tenant shall not be reimbursed or compensated by Landlord in respect of any changes or additions unless Landlord has specifically agreed to such payment in writing.

If the landlord decides to renovate the property, the landlord may require the tenant to vacate the property for a reasonable period of time. The landlord must try to minimize the inconvenience caused by the renovation for the tenant and may not require the tenant to pay rent for the period in which the tenant must vacate the property. The landlord may terminate the agreement subject to six (6) months' notice to the tenant if the property has to be demolished or if the landlord is otherwise deprived of the property or if the property has to be sold due to non-payment of rent by tenants.

Upon termination of the agreement, for whatever reason, the tenant must return the rented property to the landlord in the same good condition as on the commencement date, accepting normal wear and tear. The landlord may use the deposit (and any interest thereon) to pay all amounts for which the tenant is liable, including the costs of repairing damage to the property caused during the rental period. 13.1. The tenant must pay the landlord a deposit equal to the amount stated in the main agreement.

Appropriate invoices showing the costs incurred by the Landlord must be available to the Tenant for inspection as evidence of such costs incurred by the Landlord. When possible, the tenant can rent a parking space from the landlord to park a vehicle. Where possible, the tenant may rent a storage room from the landlord to utilize the tenant's goods.

Tenant may not permit anything to be done or maintained on the premises or in the common areas that will increase the insurance fee that Landlord must pay. When the tenant causes the property insurance rate to increase by the tenant's conduct, the tenant will be. In this case, the tenant will be entitled to the same standard of accommodation in terms of location and area of the property as he/she enjoyed before the destruction of the premises or property.
