Penambahan properti investasi di tahun 2020 merupakan hasil konversi piutang WIKA Beton di PT Asria Jaya dengan Tanah Bangunan Rumah Tinggal yang berlokasi Jl Hibrida 2, Gang Mesjid Al- Fattah/ Gang 1, Kota Bengkulu, Provinsi Bengkulu sebesar Rp 2.306.200.
Addition of investment property in 2020 is residential building which located at Jl Hibrida 2, Gang Mesjid Al- Fattah/ Gang 1, Bengkulu City, Bengkulu Province obtained from the set-off of the WIKA Beton's receivables to PT Asria Jaya amounted to Rp2,306,200.
Pada tahun 2019, WIKA Gedung mereklasifikasi akun persediaan (Catatan 10) menjadi properti investasi tanah dan bangunan sebesar Rp184.655.566.
In 2019, WIKA Gedung reclassified its inventory (Note 10) account into land and building investment property amounted to Rp184,655,566.
Pada tahun 2019, WIKA Beton melakukan reklasifikasi atas aset bangunan berupa Ruang Perkantoran yang terletak di Gedung The Hive Office Lantai 3 dan 5, Jalan D.I. Panjaitan Kav. 2, Jakarta Timur (Catatan 19) ke aset properti investasi sebesar Rp57.640.739.
In 2019, WIKA Beton reclassified its building asset in the form of Office Space which located in The Hive Office, 3rd and 5th floor, Jalan D.I. Panjaitan Kav. 2, East Jakarta (Note 19) to investment property asset amounted to Rp57,640,739.

Pendekatan yang dapat digunakan dalam menentukan nilai wajar properti adalah pendekatan pendapatan dan pendekatan biaya. Grup menggunakan pendekatan pendapatan dengan metode arus kas terdiskonto yang telah didukung oleh bukti pasar.
Approaches that can be used in determining the fair value of property are the income approach and the cost approach. The Group uses the income approach with the discounted cash flow method which has been supported by market evidence.
Penurunan nilai investasi untuk periode sembilan bulan/ tahun yang berakhir pada 30 September 2021 dan 31 Desember 2020 masing-masing sebesar Rp154.925 dan Rp102.506.982, yang timbul dari perubahan nilai wajar properti investasi Grup, dicatat pada selisih nilai wajar properti investasi pada penghasilan lain-lain laporan laba rugi konsolidasian (Catatan 49).
Impairment in investment value for the nine months period/ year ended September 30, 2021 and December 31, 2020 amounting to Rp154,925 and Rp102,506,982, respectively, arising from changes in the fair value of the Group's investment properties, is recorded as the difference between the fair value of investment properties in other income- other consolidated statements of income (Note 49).
Kenaikan nilai investasi untuk tahun yang berakhir pada 31 Desember 2019 sebesar Rp112.411.511, yang timbul dari perubahan nilai wajar properti investasi Grup, dicatat pada selisih nilai wajar properti investasi pada penghasilan lain-lain laporan laba rugi konsolidasian (Catatan 49).
Increase in investment value for the year ended December 31, 2019 amounting to Rp112,411,511, arising from the change in the fair value of the Group’s investment properties was recognized in fair value difference investment property in other income consolidated statement of profit or loss (Note 49).

Aset tetap digunakan untuk menunjang kegiatan operasional Grup.
Fixed assets are used to support the Group's operational activities.
Beban penyusutan untuk periode-periode 9 bulan yang berakhir pada 30 September 2021 dan 2020 dan tahun-tahun yang berakhir pada tanggal 31 Desember 2020 dan 2019 masing-masing sebesar Rp255.155.327, Rp462.855.339, Rp514.699.267, dan Rp519.422.427 yang dialokasikan pada beban pokok pendapatan (Catatan 46) dan beban umum dan administrasi (Catatan 48).
Depreciation expenses for the 9 months periods ended September 30, 2021 and 2020 and for the years ended December 31, 2020 and 2019 amounted to Rp255,155,327, Rp462,855,339, Rp514,699,267, and Rp519,422,427, respectively which are allocated to cost of revenues (Note 46) and general and administrative expense (Note 48).

Aset tetap kecuali tanah Grup diasuransikan terhadap risiko kebakaran dan resiko lainnya berdasarkan suatu paket polis dengan nilai pertanggungan pada tanggal 31 Desember 2020 dan 2019 masing-masing sebesar Rp2.192.430.535.
Fixed assets except land of the Group are insured against fire and other risks under package policies with insurance coverage as of December 31, 2020 and 2019 amounting to Rp2,192,430,535, respectively.
Manajemen berpendapat bahwa nilai pertanggungan tersebut cukup untuk menutupi kemungkinan kerugian atas aset tetap yang dipertanggungkan.
Management believes that the insurance coverage is adequate to cover possible losses on the fixed assets insured.
Pada tanggal 30 September 2021, 31 Desember 2020 dan 2019, jumlah tercatat aset tetap yang dihentikan dari penggunaan aktif sebesar Rp31.105.162, Rp31.105.162, dan Rp15.035.081 dicatat sebagai aset lain-lain (Catatan 24).
As of September 30, 2021, December 31, 2020 and 2019 the carrying amount of fixed assets discontinued from active use amounted to Rp31,105,162, Rp31,105,162, and Rp15,035,081 are recorded as other assets (Note 24).
Berdasarkan penelaahan manajemen pada akhir tahun, tidak diperlukan penyisihan penurunan nilai atas aset tetap milik Grup.

Persentase aset tetap dalam pembangunan WIKA Beton pada tanggal 30 September 2021 dengan progress sebesar, antara lain prasarana 50%, peralatan pabrik 62%, cetakan 79% yang diestimasikan akan selesai pada 12 (dua belas) bulan. Tidak terdapat hambatan dalam penyelesaian pembangunan aset tetap tersebut.
Percentage of WIKA Beton’s fixed assets under construction as of September 30, 2021 consists of infrastructure 50%, plant equiment 62%, molding 79% that were estimated to be completed by 12 (twelve) months. There are no obstacles in the completion of the construction in progress.
Persentase aset tetap dalam pembangunan WIKA IKON pada tanggal 30 September 2021 dengan progress sebesar, antara lain bangunan 98,9%.
Tidak terdapat hambatan dalam penyelesaian pembangunan aset tetap tersebut.

Persentase aset tetap dalam pembangunan WIKA Bitumen sampai dengan tanggal 30 September 2021 masih dalam tahap research and development.

Pada tanggal 30 September 2021, 31 Desember 2020 dan 2019, Grup memiliki aset tetap yang telah disusutkan penuh dan masih digunakan dengan harga perolehan masing-masing sebesar Rp587.296.002, Rp587.296.002 dan Rp465.223.086.
