I believe that the report is worth fulfilling a partial requirement of the Diploma in Real Estate at Narcissus International University. Finally, I would like to thank our real estate department for giving me this wonderful opportunity to learn about the outside business world. Neelachol Housing LTD is a new organization in the real estate market, but it is also facing many problems.

But the government cannot do that due to the scarcity of resources and this is the point where most experts insist on the development of real estate sector in Bangladesh. Although the real estate business was initially limited to Dhaka city, the sector is now expanding its reach to the outskirts of Dhaka. Land scarcity and lack of social security are the two main reasons why people think about developing the real estate sector in Bangladesh.

Origin of the Study

But over time, as many investors entered the market, companies eventually had to expand the market to survive, but Dhaka is still paying for its lack of discipline and haphazard construction in the city. There are concerns about several issues such as the decline of agricultural land due to rapid urbanization, developers only making profit and engaging in haphazard construction, environmental degradation and the lack of affordability of poor people to access housing, etc.

Scope of the Study

Daffodil International University 4 Organization and from other papers which are mainly secondary sources and direct interviews with customers and top management employees of the company. Information generated from the survey applies to all areas (4ps) of the marketing aspect.

Importance of the study

Objectives of the Study

The exploratory research was conducted due to the short time and insufficient knowledge of the research focus. The main purpose of the research is to define the actual market image of Neealachol apartments doo. Undoubtedly, it has some limitations regarding the representation of factors that are collected from customers and people in the company.

Time limitation is one of the biggest problems for most researchers in diagnosing the problem. At the time of data collection, it was found that most of the interviewers were not paying attention while answering the questionnaire. Most of the company's managers were unwilling to answer the questionnaire due to their assigned duties.

―Marketing and Sales Department‖ of Neelachol Housing Ltd is one of the most important departments of Neelachol Housing Ltd. The Promotion Manager of Neelachol Housing Ltd is responsible for the preparation of advertisements. But these surveys were not made by the managers of the ―Marketing and Sales Department‖.

That the buyer (i.e. the 1st party) may not sell, transfer, transfer, pledge, mortgage or in any way encumber, deal with or alienate the rights and interest in the marked real estate without the prior written consent of the 2nd party (i.e. the company) prior to handover.

This Deed of Agreement may be amended or modified by amicable agreement of both parties. While formulating the structure plan, the affairs of private real estate developers should be given the highest priority. For better use of scarce land resources, tall buildings should be visited.

Based on these factors, we can identify external factors that can help define the opportunities and threats a company faces due to competitive forces and trends in the business environment.

Most companies do not know the true size of the real estate market. As the need for better housing continues to grow, there is a great opportunity to measure and penetrate the market. The most difficult task for most marketing leaders is to create faith in the minds of customers.

As a result, the marketer needs too much time to better understand their perception of the company's product. Sometimes the company fails to hand over the plot or flat within the specified time due to several factors such as storage of raw materials, legal construction, deadly preparation of necessary papers etc. Competitors always change the policy in this industry which is also considered as another big market problem.

The main problem in this sector is illegal disturbance, subscription collectors, corruption by governmental and non-governmental bodies.

Recommendations

Neelachol Housing Ltd. should provide 24 hours online service to customers to solve their problems and queries. Neelachol Housing Ltd. should provide them fixed sales commission and some rewards like best performer should be rewarded annually. Neelachol Housing Ltd is determined to play a leading role in the development of the real estate sector in the twenty-first century.

Neealachol Housing Ltd has been working towards building a strong foundation and creating a professional corporate identity for the company. However, the corporate philosophy of Neelachol Housing Ltd is based on a very simple principle - "A friend in need". To this end, Neelachol Housing Ltd is constantly working towards improving and improving every aspect of its activity.

The human resources of Neelachol Housing Ltd are well trained and motivated, its financial fundamentals are strong and it has excellent goodwill in the market. Neelachol Housing Ltd will continue to expand and diversify and be an example of a progressive company, playing a dynamic role in the economic development of Bangladesh.
