ITEM 2: DA 176/2021/HA - A TWO STOREY DWELLING AND ATTACHED SECONDARY DWELLING - LOT 20 DP 235047, NO. 1 ROCKLEY AVENUE, BAULKHAM HILLS

PUBLIC NOTIFICATION OF THE DETERMINATION PURSUANT TO ITEM 20(2)(c) AND (d) OF SCHEDULE 1 OF THE ENVIRONMENTAL PLANNING & ASSESSMENT ACT, 1979

DECISION

The application be approved subject to conditions outlined in the report.

REASONS FOR THE DECISION

HOW COMMUNITY VIEWS WERE TAKEN INTO ACCOUNT IN MAKING THE DECISION The application was notified on two separate occasions and submissions from three (3) properties were received following both notification periods. The concerns raised have been addressed in the report and do not warrant refusal of the application.

ITEM 3: DA 550/2020/LA - ALTERATIONS AND ADDITIONS TO AN EXISTING DWELLING – LOT 2 DP 23922, NO. 56 PARK ROAD, BAULKHAM HILLS

PUBLIC NOTIFICATION OF THE DETERMINATION PURSUANT TO ITEM 20(2)(c) AND (d) OF SCHEDULE 1 OF THE ENVIRONMENTAL PLANNING & ASSESSMENT ACT, 1979

DECISION

The application be approved subject to conditions outlined in the report with an additional condition as follows:

“PRIOR TO ISSUE OF AN OCCUPATION CERTIFICATE

27. Existing Absorption Trench

Before an Occupation Certificate is issued a licenced plumber must inspect the existing absorption trench and the stormwater lines leading to the absorption trench from the existing driveway to confirm they are clear of debris, operating correctly and fit for purpose. The absorption trench and associated stormwater lines are intended to capture runoff from the 73.8 square metre driveway/ hardstand area in front of the existing dwelling unable to be directed to the street via the proposed charged line.”

Two (2) submissions were received during the first notification period, and one (1) submission was received during the second notification period. One (1) late submission was tabled and considered at the meeting. The issues raised in the submissions have been addressed in the report and do not warrant refusal of the application.
