Introduction

Objectives of the Study

This research is an attempt to evaluate the land use and socio-economic impact of the bridge on Kemnlganj Upazila and to formulate a framework for planned development of that area. To identify the current status of land use and socio-economic parameters of the area after the construction of the bridge.

Signif>e3nce of the Study

The second chapter deals with the details of the methodology starting with a brief literature review, data collection to analysis of findings, scope and limitations of the study. Chapter seven deals with the findings of the study and a summary of the feedback received from residents of the Keraniganj area on their survival pattern after the bridge. Chapter eight is an attempt to bring together the findings and discussions from the previous chapters. Some suggestions for future research and recommendations for possible development of the area are given.

Methodology

All data and information collected were analyzed to achieve the objectives of the study. A set of recommendations are submitted at the end of the study as the final result. KeramganJ town stands on the banks of the Buriganga river on the south-west side of Dhaka city.

During the survey, the last comment from Keraniganj residents was that all these changes are a result of improved accessibility after the bridge, which needs to be properly managed. A questionnaire survey was conducted among the residents of Kernniganj area to gather their opinion on existing constraints and required steps for future development of the area. Figure-7.2 and Figure-7,3 highlight people's opinion on major barriers to the development of the Keraniganj and required steps to overcome them. Here, a high flood vulnerability has been identified as a major barrier to the development of the area.

A large part of the residents believe that Keraniganj is not well portrayed to the affected prople Target groups, who may choose Keraniganj for future investment or housing development, are not properly informed.

Recommendation

So part of the study area needs to be monitored. With a rural character, 'development control' must be imposed on the area to preserve the agricultural area. This will reduce the pressure on the city of Dhaka. Garment workers and daily wage workers staying in unhygienic slums in the central part of the capital and Keraniganj can be rehabilitated here through low-cost housing in a separate residential zone. Private residential areas should be developed in accordance with the objective of Detlil Area Plan. Private residential areas are recommended to be developed according to the 'Garden Cily' concept. Industrial zone: Zinjira and Kaliganj area should be encouraged for commercial and light industrial use i.e. clothing, shoe making. Any type of heavy or harmful industry, shipyard, mechanical workshop which causes notable source of water, air and sound pollution It will be strictly prohibited Keraniganj is located on the south side of Dhaka city so if heavy industry is built here all smoke, dust and polluted air are flown to Dhaka C1ty by natural wind direction.

Further regulation of economic activities, including an industrial plant, must be provided separately depending on the type of economic activity. New garment manufacturing centers should be developed in a planned manner by establishing a separate 'Gannents Village'. In order to facilitate existing layouts and encourage new development, all these facilities must be provided urgently. The widening of existing roads, the construction of new access roads in each department and a well-organized service system should be arranged as soon as possible.

Educational and medical facilities would need to be increased as improved communications with greater Dhaka increased population density in Keraniganj, creating demand for additional facilities. Therefore, all kinds of activities that could encroach on the river bank, pollute the environment and limit the view of the river should be strictly prohibited. The Buriganga River needs to be redefined and the edges of the Zinjira canal and other canals need to be marked. Canals should be maintained and kept free ITO small type of development and pollution in Keraniganj. Otherwise, investment in flood protection will offset internal flooding within PROTEL-tedareas. As the ZooBuriganga area has accelerated the urbanization process and the land value of Keraniganj Upazila, there is a trend tovvards of gradual backfilling and development.

Steps should therefore be taken to restore and protect the canals and other important low lands of the area.
