Tingginya Ketergantungan pada KPR Subsidi
Pada 2017, BBTN mencatatkan penyaluran kredit sebesar Rp199,0 triliun
yang tumbuh 21% y

rata pertumbuhan sekitar 20% ini konsisten
terjaga sejak 2015. Namun,
pertumbuhan yang 2x lipat lebih tinggi dari
pertumbuhan industri ini sangat dipengaruhi oleh lonjakan pada KPR
subsidi
sebesar 32,5% pada 2017. Porsi KPR subsidi sebesar Rp75,3 triliun
atau 37,5% dari total kredit menjadi kontributor utama kredit.
Kami mewaspadai bahwa besarnya ketergantungan terhadap KPR subsidi
berdampak potensi pertumbuhan laba yang datar. Pada 2015, pemerintah
meluncurkan
program KPR subsidi yang mendongkrak pertumbuhan laba
bersih sebesar 65,9% dan 41,5% pada 2015 dan 2016
.
Namun, kami memperkirakan bahwa pada 2018 pertumbuhan laba hanya
akan naik tipis dari pertumbuhan laba sebesar 15,6% pada 2017. Intervensi
pemerintah dalam bunga KPR subsidi
dan
tingginya pendanaan dari
time
deposit
menghambat potensi pertumbuhan yang spektakuler.

Sekilas tentang BBTN
BBTN merupakan bank milik negara yang memiliki fokus bisnis penyaluran kredit
pemilikan rumah (KPR). BBTN pada 2017 menyalurkan KPR sebesar Rp144,6 triliun atau
73% dari total penyaluran kredit. Layanan KPR BBTN menyasar pembiayaan perumahan
bagi golongan kelas menengah dan bawah.
BBTN juga merupakan mitra utama pemerintah dalam menyelenggarakan program KPR
subsidi. KPR subsidi merupakan program pemerintah dalam mendukung visi penyediaan
1 juta rumah. Program ini menyasar masyarakat Indonesia dengan penghasilan rendah
yakni di bawah Rp4 juta per bulan.
Daya Saing Perbankan Indonesia di ASEAN
Industri perbankan di Indonesia menjadi prioritas investasi utama di ASEAN karena
menawarkan
suku bunga kredit yang lebih tinggi
dibandingkan dengan suku bunga yang
ditawarkan bank lain di ASEAN. Hal ini merupakan faktor utama keunggulan industri
perbankan di Indonesia.
Bank di Indonesia masih
mampu mempertahankan NIM di atas bank ASEAN lain
meskipun sedang menghadapi tekanan penurunan suku bunga acuan oleh bank sentral.
Keunggulan NIM ini mampu ditranslasikan menjadi ROE yang lebih tinggi.
Bank di Indonesia mampu mencetak
pertumbuhan laba bersih di kisaran 10%

mampu disaingi oleh beberapa bank di Malaysia dan Singapura, seperti OCBC, CIMB dan
Malayan Banking. Namun, tiga bank tersebut memiliki aset yang jauh lebih besar
dibandingkan dengan aset bank di Indonesia.
