A Word from President Director
PT PP Properti Tbk (hereinafter referred to as the “Company”), as a property developer in Indonesia and a subsidiary of PT PP (Persero) Tbk (“PTPP”), a leading State-Owned Enterprise (“SOE”), continues to improve and undertake changes to allow us to adapt and meet market needs, and to ultimately emerge as one of the developers that is able to prove our existence by bringing quality products to the market.
Based on Savills Indonesia’s data, the Company is the foremost and largest company among SOEs that are engaged in the property development business in terms of the quantities and scale of projects under development as well as its owned land banks, holding a market share of approximately 40% compared to other SOEs. With a focus on the development of apartments for the middle class market, the Company has a relatively promising market share.
In conducting its business, the Company categorizes its products and services into 2 (two) business segments, namely the Realty segment and the Property segment. The Realty Segment generates income from sales of apartments and revenues, whereas the Property Segment, which consists of the Hospitality and Commercial segments, generates recurring income from hotel revenue, rental revenues, and service charge revenues.
With respect to the property industry in Indonesia, it is our understanding that the government’s economic stimuli that range from various economic policy packages, interest rate cut, loan to value relaxation, sales tax cuts, licensing deregulations to tax amnesty, are all aimed to boost public interest to invest in the property sector. One of our initiatives is to focus on the targeted market share, i.e., the middle class, by mapping areas with fairly strong economy, which ultimately translates into high purchasing power. Certain areas such as campus areas and industrial areas are among the Company’s main targets in developing its property business.
The focus on such market segment has placed the Company as one of the players in the property industry that benefits from the abundant opportunities and that is acknowledged as a company with high competencies.
In order to win the competition in Indonesia’s property business, the Company applies innovations on its product offerings. One of such innovations is the implementation of Drugs Free Zones in several apartment complexes marketed by the Company, in cooperation with the National Anti-Narcotics Agency (Badan Narkotika Nasional, “BNN”). The Company’s other strategies to gain market share include a breakthrough in the form of digital or online apartment sales platform. This strategy is pursued to accommodate the middle class’ lifestyle, with its strong exposure to digitalization. The Company has also prepared its resources to bring the smart superblock concept to fruition with the support of smart environment, smart society and smart economy.

Another innovation is to create synergy among SOEs. As a subsidiary of PTPP, the Company is privileged with a strong support to establish synergy with other SOEs. On the marketing aspect, the Company also implements innovation by establishing partnerships with banks.
Through the launch of banking programs that offer Apartment Ownership Loan (Kredit Kepemilikan Apartemen, “KPA”) with competitive interest rate, the Company is confident in its ability to gain competitive edge amidst fierce competition in the property industry.
The Company’s main key success factor is its ability to accumulate land bank - where the Company strives to seek consistent growth in its land bank from year to year. A land bank is the fundamental capital for a property developer to expand its business scale.

Rapid growth in land bank must undoubtedly be supported by a strong capital structure.
Following the Initial Public Offering and the issuance of bonds on the capital market, the Company took the decision to perform a corporate action in 2017 in the form of Rights Issue, which was conducted in April 2017, in which the Company set the exercise price at Rp280/
share. The corporate action was deemed successful as the Company was able to raise an additional capital of Rp1.5 trillion - 70% of which was used to finance the Company’s investments.
The Company recognizes that its achievements today are the results of the opportunities provided by the public to the Company to meet their housing needs. The foregoing has prompted the Company to launch the tag line: “Beyond Space” with the spirit of building more than just a house, and to continue to adapt and grow by consistently promoting business ethics and due care to the social and cultural norms held by the society.

In October 2013, the General Meeting of Shareholders (GMS) of PT PP (Persero) Tbk approved the spin-off of its Property Division, which marked the establishment of PT PP Properti by virtue of the Notarial Deed No. 18 dated December 12, 2013, regarding the Company Establishment, the Deed No. 28 dated December 17, 2013, regarding the Separation of Assets and Liabilities of the Property Division of PT PP (Persero) Tbk to PT PP Properti, and the Deed No. 29 dated December 17, 2013, regarding the Amendment of the Deed of Establishment of PT PP Properti. Subsequently, the Company’s name remains unchanged.

Born in Blora on December 11, 1963, Ir.
Lukman Hidayat earned a Bachelor’s Degree in Civil Engineering from Diponegoro University, Semarang, in 1990.
Ir. Hidayat joined PT PP (Persero) Tbk in 1990 and continued to build his career with the company. Prior to his appointment as the President Commissioner of PT PP (Persero) Tbk in 2017, he held a number of key positions in the company.

Ariana joined PT PP (Persero) Tbk in December 1980 and continues to build her career with the company career with the company until today.

Born in Klaten on December 5, 1969, Mr. Kelik Wirawan Wahyu Widodo, S.Sos earned a Bachelor’s degree in Social and Political Science from Universitas Negeri Sebelas Maret, Surakarta in 1994.
Aside from dedicating his time with the company, Mr. Widodo has founded and developed PD Farino Lestari, the authorized retailer of Shell Global, PT Shell Indonesia) since 2007.

He has been entrusted to hold the post of Director of Finance and Human Resources of PT PP Properti Tbk since February 2014. Prior to that, Drs. Mr. Siswanto has built his career with PT PP (Persero) Tbk since 2002, and prior to his position as Business Development Director of PT PP Properti Tbk, he held several positions in PT PP (Persero) Tbk, namely Site Engineer Manager (2002), Project Manager (2004- 2013), Head of Operations in Medan (2013-2015), and Operational Analyst Manager in 2016.
Ir. Taufik Hidayat, M.Tech
Born in Semarang on December 14, 1964, Ir. Taufik Hidayat obtained a degree in Water Resource Engineering from Universitas Brawijaya in 1988. Ir. Hidayat further earned his M.Tech from IIT Roorkee, India, in the same year. In July 2015, Ir. Hidayat held the position of President Director of PT PP Properti, Tbk.
Ir. Hidayat joined PT PP (Persero) Tbk’s Marketing Division on August 1, 1992.
Subsequently, he held a number of positions in the company, including Site Operations Manager (1994-1997), Project Manager (1997- 2001), Head of Engineering (2003- 2006), General Manager (2006-2008), Assistant Director of Operations (2008- 2009), Branch Head (2009-2011), Head of Human Resources Division (2012-2013), and Corporate Secretary (2013). Ir. Hidayat was also a member of Gratification Control Unit, Head of Program Management Office (PMO) and PKBL Mentor Program. Other notable roles he’s been entrusted with include his appointment as a member of Company’s Transformation Program Team and GCG Implementation Team. Ir. Hidayat was the leader of Company’s Claim Completion Team, Investment Team, and PT PP (Persero) Tbk’s Efficiency Program Team.

In early 2005, the Company began to focus entirely on developing vertical residence or apartments.
The Company established a joint operation following the handover of Menara 7 Gading Project from the Indonesian Bank Restructuring Agency (IBRA) as a result of the monetary crisis that hit Indonesia in the late 1990s. The joint operation structure went through a number of changes and the final structure ultimately consisted of the Company, the Mayapada Business Group and Intiland Business group. The project’s name was changed to Paladian Park, consisting of 7 towers built on a total area of 3.5 hectares in Kelapa Gading, North Jakarta. The Company undertook the majority of the construction works on behalf of the Joint Operation.
During the same year, the Company also developed a mixed-use development project in Cawang, East Jakarta, namely Patria Park, which was built on a total area of 1 hectare and is designed to include both apartment and hotel.
In 2012, the Company developed another apartment project in the same area, i.e., Pavilion Permata, with the middle class as its target market. The apartment units were sold out within 8 months although PP Properti was considered as a new player in Surabaya’s property developer market.
Given the success of Pavilion Permata 1, the Company decided to develop another tower, the Pavilion Permata 2, which achieved similar success of the earlier project when it was launched. The two apartment towers occupied a total land area of 5,000 sqm.
In 2013, the Company developed another project on a total area of 3.5 hectares in Mayjen Sungkono, Surabaya. The project, Venetian Tower – the first tower of Grand Sungkono Lagoon - is designed as a mixeduse development and has successfully raised the Company’s position to be at par with other exclusive developers in Surabaya. The apartment units were also sold out within one year.
In 2014, the Company entered Bekasi area with the development of a 28-hectare land bank to build a new Super Block in Bekasi. The Super Block concept was proposed as the market in Bekasi was considered to be ready to welcome high-density property products such as apartments, office buildings for lease and strata titled office spaces. The project named Grand Kamala Lagoon was developed using the permit originally issued for the construction of an overpass across the Jakarta-Cikampek Toll Road. The first tower, i.e., the Emerald Tower, was launched at the right time and resulted in a success. The successful launch of the first tower prompted the plan to launch the second tower, i.e., the Barclay Tower. At the end of 2016, the Company launched another towers, i.e., the Victoria and Isabella.
The Company introduced the concept of vertical residential project in Gunung Putri Bogor designated for the factory workers in the surrounding area. The product concept is strata-title low-cost apartment ( Rumah Susun Sederhana
Milik, “Rusunami”), built on a total area of 2.1 hectares. This new concept, named Gunung Putri Square, was developed with the expectation to improve the productivity of the factory workers as a result of the close proximity between their homes and work places. In addition to the vertical residential project, the Company also developed a modern market and commercial center on the plot of land.
The Company has also entered the condotel business in Pekanbaru by participating in a joint venture with PT Pekanbaru Permai Propertindo to develop a 16-hectare area located adjacent to the Jenderal Sudirman street.
The decision to choose Pekanbaru Park to start the Company’s condotel business was based on the statistics that demonstrated an increase in number of flights and hotel visits.
In 2015, the Company received a bid to build apartments for the middle-up class in the west ?. The development concept proposal requires a green development that would be able to preserve the environment according to its original condition. The Company invented the A-Class Residence concept for the Ayoma Apartment Project, which would be developed on a total area of 2 hectares. At the same time, the Company was also developing several projects, i.e., the Grand Dharmahusada Lagoon in Surabaya and the Amartha View in Semarang.
In 2016, the Company came up with the idea to build a student apartment near the University of Indonesia in Depok that would implement the No Drugs Zone concept. The Evenciio Margonda Apartment was highly successful, prompting the Company to build another apartment under the same concept in Semarang, i.e., the Alton Apartment. The Alton Apartment is located in Tembalang street, a mere two-minute walk from the Diponegoro University. Both apartment complexes have been designed as a one-stop living experience to encourage students to forego the use of cars and hence reduce carbon emissions, and are equipped with libraries, creative cubes, greenhouses and yoga studios.
During the same year, the Company entered into joint operations with other companies, i.e. PT Jababeka Tbk, to develop the Riverview Residence in Cikarang, and PT Sentul City Tbk to develop the Verdura Dataran Tinggi in Sentul.
Following the success of the Evenciio Margonda and The Alton Apartment, the Company built more student apartment projects in Malang and Jatinangor in 2017. The Begawan Apartment is the first apartment with No Drugs Zone concept in Malang, and is located in the vicinity of Muhammadiyah University, Brawijaya University and the State Polytechnic of Malang. The Louvin Apartment is designed as the new millennial community, offering a student apartment with the most complete facilities in town. The apartment is located near East Bandung, which is the center of Bandung Raya district, and only 5 minutes from the Cisumdawu Highway that is connected to the second largest international airport in Indonesia, the Kertajati Airport.
In the first quarter of 2018, the Company, jointly with PT Jababeka Tbk, developed the Little Tokyo Jababeka in the center of Jababeka city. The Little Tokyo will be the first smart superblock in Cikarang to adopt the modern Japanese lifestyle concept, which is designed to connect people, business, commercial and nature.

Commercial
In the commercial property sector, the Company took over the Grand Soho Slipi project in Slipi, West Jakarta, in 2010.
Before the take-over, the project was initially designed as a mixed-use development, consisting of strata-title office buildings, small office home office (SOHO), condotel, and hotel. All the SOHO units were sold out. Following the take- over, the Company changed the initial concept and the remaining units were transformed into strata-titled office building, in line with the change of the building function. The project name was then changed to Grand Slipi Tower. With the right strategy at the right time, the Company was able to achieve successful sales.
The Company has also entered the commercial sector in Surabaya since 2004. In partnership with Tifa Arum Realty group, the Company developed strata-title office complex within the area surrounding Jenderal Sudirman street. The office complex is currently known as Graha Bukopin.
Furthermore, the Company developed a four-storey shophouse project at Jl. Wahab Siamin, Sungkono, West Surabaya.
The shophouse units in Sungkono Business Park were immediately sold out within two months. The Company has entered a Joint Cooperation with a group of entrepreneurs in Surabaya named Equator since 2006. In 2011, the Company officially acquired 100% ownership in PT Gitanusa Sarana Niaga. The Company owned the Kaza City project located in Krapas Kampung area. The mixed-use development features a modern market, trade center and mall. To increase the property’s sales value, the Company brought in new anchor tenants such as the Matahari Department Store, Giant Supermarket, etc.
In Balikpapan, the Company also entered into a joint operation with the Hasta Group since 2009. The Company has taken measures to revive a mixed-use development project named Balikpapan Ocean Square, which currently is undergoing a rebranding process to transform the area into a hip and happening venue. The project stands on a total area of 3.1 hectares and the Company is currently developing modern markets and malls.
In 2015, the Company expanded its commercial business by developing the Lagoon Avenue Mall, which is spread across three locations: The Lagoon Avenue Bekasi (Kalimalang – Bekasi), the Lagoon Avenue Dharmahusada (Dharmahusada – Surabaya), and the Lagoon Avenue Sungkono (Sungkono – Surabaya). The Lagoon Avenue Malls are built to offer the complete and integrated commercial business complex, and to be the modern lifestyle malls that are able to liven up the customers’ lifestyle experience. The Lagoon Avenue Malls are expected to be opened at the end of 2017 (Lagoon Avenue Bekasi) and in 2019 ((Lagoon Avenue Dharmahusada and Lagoon Avenue Sungkono).
Since 2018, the Company has established a Joint Venture with PT Pengembang Pelabuhan Indonesia (a subsidiary of PT Pelindo II) to build and operate the Maritim Tower, an office building located on a total of area of 15,000 sqm in North Jakarta.

The Company (PPRO) intends to increase its recurring income from commercial and hospitality units by up to 15% by 2021.
The Company first started its hospitality business in Cawang, East Jakarta, as the Company planned to invest the profits generated from the Patria Park Apartment in a hotel. The demand for hotels in Jakarta is expected to experience a significant growth over the coming years as more travelers and businesspeople visit the city.
Therefore, the hotel development is considered the rights strategy with the potential to increase recurring income and to develop upcoming projects.
The hotel commenced its commercial operation according to plan at the end of 2009, with the Company as the hotel operator. Park Hotel Jakarta has been chosen as the hotel’s name. Park Hotel Jakarta boasts 156 rooms.
In addition, Park Hotel Jakarta, as a three-star plus hotel, also offers 11 meeting rooms and positions itself as a business hotel.
Following its success in operating the hotel in East Jakarta, the Company identified and mapped new locations in other cities. The Company ultimately decided to develop its land bank in Bandung City. The Prime Park Hotel Bandung, a four-star hotel, opened its doors to the public in 2014. The 127-room hotel is situated in Suci area and is categorized as a business and family hotel, which offers 9 meeting rooms and a ballroom. The hotel provides a wide range of facilities, such as the Terrace Café & Lounge, Damina Singing Room, fitness center, spa & massage, as well as a rooftop swimming pool with a magnificent view of Bandung city.
Prime Park Hotel Pekanbaru is a four-star hotel that commenced its commercial operation in February 2018.
The hotel is located in Pekanbaru’s central business district and is only five minutes away from the Sultan Syarif Kasim II International Airport. The hotel features 151 spacious, comfortable rooms, an outdoor swimming pool, restaurants and pool bar, spa & massage, spacious free car parks, meeting rooms and a ballroom with a maximum capacity of up to 1,000 guests.
The Company also acts as the owner’s representative for the Swiss-Belhotel & Residences in Balikpapan Ocean Square. The Swiss-Belhotel Balikpapan is a four-star international hotel strategically located in the central business and government district, and is located only 15 minutes away from the Sepinggan International Airport. The Swiss-Belhotel Balikpapan is located nearby the sea and offers a variety of entertainment and leisure activities. The hotel features 230 guestrooms, a swimming pool, lounge & bar, restaurant, spa & sauna and fitness center. For meetings, Swiss-Belhotel Balikpapan offers the largest ballroom in East Kalimantan, which can accommodate up to 2,000 people.

The Company, through its hospitality business unit, provides hospitality management services supported by a wide range of expertise in providing management and consultancy services that deliver sustainable returns and maximum values while reinventing innovative products for hotels in Indonesia. The Company aims to become the most preferred Hospitality Management Service Provider in Indonesia.
At present, the Company is in the process of developing and optimizing various plots in its land bank and is planning to expand to other areas across Indonesia. The Company recently developed two hotels, the Palm Park Hotel Surabaya, which is set to operate in 2018, and Prime Park Hotel & Convention Lombok, which is expected to commence operation in 2019.

In 2017, PP Properti established a Joint Venture with PT PP (Persero) Tbk (PTPP), PT Taman Wisata Candi Borobudur, Prambanan, dan Ratu Boko (Persero) (TWC), and PT Jasa Marga Properti (JMP) to revitalize the old sugar factory, PG. Colomadu in Karanganyar, Central Java.
