Hotel

Kendati kondisi perekonomian melesu, industri pariwisata menggeliat dengan agresif dan mampu mencatatkan pertumbuhan yang cukup signiikan. Data BPS dan Asdep Penelitian dan Pengembangan Kebijakan Kepariwisataan Kementerian Pariwisata (Kemenpar) menyebutkan bahwa kunjungan wisatawan mancanegara (wisman) pada pertengahan 2015 mengalami pertumbuhan tinggi yakni wisman berkebangsaan Arab Saudi sebesar 127,49%, Bahrain sebesar 66,32%, Uni Emirat Arab sebesar 56,96%, Mesir sebesar 44,68%, dan China sebesar 20,60%, sedangkan secara kumulatif kunjungan wisman yang mengalami pertumbuhan tertinggi yakni; China sebesar 19,99%, India sebesar 10,35%, Inggris sebesar 9,99%, Mesir sebesar 9,66% dan Arab Saudi sebesar 4,14%. Kontributor pertumbuhan terbesar adalah Bali sebesar 6,40%, Jakarta sebesar 3,67%, dan Batam sebesar 4,76%. Pertumbuhan ini menjadi salah satu tolok ukur pertumbuhan bisnis hotel di Indonesia. Dengan bertumbuhnya industri pariwisata, bisnis perhotelan ikut bertumbuh. Menurut Colliers International, pada akhir 2015, total ketersediaan unit kamar hotel-hotel berbintang di Jakarta tercatat sebanyak 37.648 kamar di 179 hotel. Jakarta akan memasok sejumlah unit-unit baru pada 2016-2018 dengan menambahkan sekitar 10.509 kamar pada 51 hotel baru. Total angka okupansi rata-rata di DKI Jakarta tercatat berada pada level 59,1%, sedikit menurun dibandingkan 2014 yaitu 64,8%. Angka ini merupakan dampak peraturan pemerintah yang tidak mengijinkan kantor dan lembaga pemerintah mengadakan rapat di hotel. Pada 2015, tarif harian rata-rata secara umum tercatat sebesar USD82,02.

Pertumbuhan perhotelan juga terjadi di kota-kota besar lainnya, seperti di Surabaya. Pada 2015, sebanyak 1.927 unit kamar bertambah di hotel-hotel berbintang, terdiri dari 1.160 kamar untuk hotel berbintang tiga, 365 kamar untuk hotel berbintang empat, dan 402 kamar untuk hotel berbintang lima. Total ketersediaan unit kamar untuk sektor perhotelan di Surabaya tercatat sekitar 10.161 unit. Total okupansi rata- rata bertumbuh menjadi 57,31% pada akhir 2015 dengan tarif harian rata-rata mencapai USD49,05. Pertumbuhan ini didorong oleh leksibilitas pemerintah setempat yang memperbolehkan acara dan kegiatan pemerintahan diselenggarakan di hotel bila memang dibutuhkan.

Namun, menurut data BCI Asia, nilai konstruksi pembangunan hotel pada 2015 meningkat sebesar 57,32% bila dibandingkan dengan tahun sebelumnya. Secara keseluruhan, pembangunan hotel berbintang lima

Despite the downturn in economic conditions, the tourism industry soars aggressively and was able to record

signiicant growth. The BPS data and Deputy Assistant of

Research and Development of Tourism, Ministry of Tourism (Kemenpar) said that inbound tourists in the mid-2015 experienced high growth with international tourists visiting this country comprising of 127.49% of Saudi Arabian, 66.32% of Bahraini, 56.96% of Emirati, 44.68% of Egyptian, and 20.60% of Chinese, while cumulative inbound tourists with the highest growth were; China with 19.99%, India with 10.35%, the UK with 9.99%, Egypt with 9.66% and Saudi Arabia with to 4.14%. The biggest growth contributor was Bali with 6.40%, Jakarta with 3.67%, and Batam with 4.76%.

Such growth has become one of the benchmarks of the growth of hotel industry in Indonesia. As the tourism industry is growing, so is the hospitality business. According to Colliers International, at the end of 2015, the total availability of the room units in star rated hotels in Jakarta were 37,648 rooms in 179 hotels. Jakarta will supply a number of new units in 2016-2018 by adding approximately 10,509 rooms

at 51 new hotels. Total average occupancy igure in Jakarta

was recorded at 59.1%, a slight decrease from 64.8% in

2014. This igure represents the impact of government regulations that do not allow ofices and government

agencies to hold meetings in hotels. In 2015, average daily rates were generally recorded at US$82.02.

The growth in hospitality business was also seen in major cities, like Surabaya. In 2015, there was a total increase of 1,927 rooms in luxury hotels, comprised of 1,160 rooms in three-star hotels, 365 rooms in four-star hotels and 402

rooms in ive-star hotels. Total availability of rooms in the

hospitality sector in Surabaya were approximately recorded around 10,161 units. Total average occupancy grew to 57.31% by the end of 2015 with an average daily rate of

US$49.05. This growth was driven by the lexibility of local

governments that allow governmental events and activities to be held in hotels if necessary.

According to data from BCI Asia, the value of hotel construction in 2015 was however higher by 57.32%

compared to the previous year. The construction of ive-

Ritel (Pusat Perbelanjaan)

Pada 2015, peritel asing tetap menaruh positivisme yang cukup tinggi atas pasar ritel Indonesia. Keyakinan ini tercermin dari jumlah gerai busana dan makanan yang dihadirkan di pusat-pusat perbelanjaan, serta pusat hiburan, perawatan kecantikan, dan kosmetik. Menurut hasil riset Colliers International, total ketersediaan area pusat perbelanjaan di Jakarta mencapai 4,45 juta meter persegi. Jakarta dijadwalkan akan menikmati sekitar 12 pusat perbelanjaan baru dengan total area sekitar 444.000 meter persegi dalam periode 2016-2018. Lebih dari 585.000 meter persegi area baru akan tersedia di BoDeTaBek dalam kurun waktu 2016-2018. Tingkat okupansi di DKI Jakarta mencapai 86,8% dan kawasan BoDeTaBek mencapai 83%. Selain itu, tingkat harga sewa rata-rata meningkat sebesar 5,5% yoy yaitu Rp535.285/meter persegi/bulan, sementara pertumbuhan di BoDeTaBek mampu mencapai 12,1% yaitu Rp344.353/meter persegi/bulan. Data ini memberikan sebuah pandangan positif bahwa pusat perbelanjaan masih tetap menjadi destinasi yang menjanjikan di pusat kota-kota besar, seperti DKI Jakarta dan Surabaya.

Retail (Shopping Center)

In 2015, foreign retailers kept a fairly high positivism on the

Indonesian retail market. This conviction was relected in

the increasing number of fashion and food outlets as well as entertainment, beauty treatment and cosmetic centers at shopping centers. According to a research by Colliers International, the total availability of shopping centers area in Jakarta reached 4.45 million square meters. Jakarta is

scheduled to beneit about 12 new shopping centers with a

total area of approximately 444,000 square meters in 2016- 2018 period. More than 585,000 square meters of new areas will be available in BoDeTaBek in 2016-2018. The occupancy rate in Jakarta reached 86.8% while the BoDeTaBek region reached 83%. In addition, the level of average rental rate increased by 5.5% yoy or equal to Rp535,285/sqm/ month, while growth in BoDeTaBek reached 12.1% that is Rp344,353/sqm/month. These datas provide a positive outlook on how shopping center remains as a promising destination in the hub of large cities, such as Jakarta and Surabaya.
