The Minutes of the Development Assessment Unit Meeting of Council held on 22 December 2022 be confirmed.
ITEM 2 DA 521/2022/HA - DEMOLITION OF EXISTING STRUCTURES AND CONSTRUCTION OF A MULTI DWELLING HOUSING WITH BASEMENT CARPARK - LOTS 11 AND 12 DP 1005905, LOT 2 DP 610328 – NOS.

DECISION
The Application be approved in accordance with the recommendation with changes to Conditions of Consent as follows;
Replace Condition 36 (Sydney Water Building Plan Approval) with standard “Notice of Requirements” condition below. Move heading “PRIOR TO WORK COMMENCING ON THE SITE” to above condition 37 so that 36 is within “PRIOR TO ISSUE OF CONSTRUCTION CERTIFICATE”.
36. Notice of Requirements
The submission of documentary evidence to the Certifying Authority, including a Notice of Requirements, from Sydney Water Corporation confirming that satisfactory arrangements have been made for the provision of water and sewerage facilities.
Following an application, a “Notice of Requirements” will advise of water and sewer infrastructure to be built and charges to be paid. Please make early contact with the Co- ordinator, since building of water / sewer extensions can be time consuming and may impact on other services and building, driveway and landscape design.
Add conditions (73A and 73B) within “PRIOR TO ISSUE OF AN OCCUPATION AND/OR SUBDIVISION CERTIFICATE”
73A. Provision of Electricity Services
Submission of a compliance certificate from the relevant service provider confirming satisfactory arrangements have been made for the provision of electricity services. This

includes undergrounding of existing and proposed services, where directed by Council or the relevant service provider.
73B. Provision of Telecommunications Services
The submission of a compliance certificate from the relevant telecommunications provider, authorised under the Telecommunications Act confirming satisfactory arrangements have been made for the provision of, or relocation of, telecommunication services including telecommunications cables and associated infrastructure. This includes undergrounding of aerial telecommunications lines and cables where required by the relevant
telecommunications carrier.

The issues raised in the submissions were addressed in the report. The recommendation to approve the Application was unanimously supported.
