RESOLUTION
The Minutes of the Development Assessment Unit Meeting of Council held on 17 May 2016 be confirmed.
ITEM-2 DA NO. 13/2016/HB - RESIDENTIAL FLAT BUILDING DEVELOPMENT ON PROPOSED LOT 1 IN AN APPROVED PLAN OF SUBDIVISION OF LOT 2 DP 1180345, NOS. 182-186 HEZLETT ROAD, KELLYVILLE
RESOLUTION
The application be approved subject to conditions as set out in the report with an amendment to Condition 56 to read as follows:
56. Hours of Work
Work on the project to be limited to the following hours:
Monday to Saturday – 7.00am to 5.00pm;
No work to be carried out on Sunday or Public Holidays.
The builder/contractor shall be responsible to instruct and control sub-contractors regarding the hours of work.
Any variation sought to the hours of work above, for exceptional circumstances, will require the approval of Council’s Manager Regulatory Services. Should approval for works beyond the hours specified above be granted, written notification must be provided to neighbouring properties at least 48 hours in advance of work commencing.

RESOLUTION
The application be approved subject to conditions as set out in the report with an amendment to Condition 3 to read as follows:
3. Location and Use of Bulk Storage Bins and Soil Blending Area
a) All landscape materials are to be stored within the permanent ‘stockpile area’
(shown ‘yellow’ and ‘pink’ on the approved plan, located between the site office and existing manager’s residence and south-west of the access driveway).
b) The materials are to be stored within bulk storage bins at all times, except for short/temporary periods of time when they are being blended within the ‘soil blending area’.
c) The bulk bins are to be above the 1:100 year flood level.
d) All materials within the ‘soil blending area’ are to be relocated immediately following advice that a flood level above the 5 year ARI is expected.
ITEM -4 202/2016/AEU – BUILDING CERTIFICATE APPLICATION FOR AN UNAUTHORISED SHED – 6 WILDARA AVENUE, WEST PENNANT HILLS
RESOLUTION
The Building Certificate Application be approved to regulate the unauthorised shed upon completion of the following works:
i) Installation of the stormwater drainage lines from the shed to the existing stormwater drainage for the existing dwelling as detailed on the plans submitted by Homeplan Architects, dated March 2016.
ii) The shed is to be painted a cream paint finish to be a similar colour to the existing blonde brick dwelling.
iii) Completion of landscaping as detailed on the plans submitted by Homeplan Architects, dated March 2016.
