Aset Tidak Lancar yang Dimiliki untuk Dijual Non-current Asset Held for Sale Sebidang tanah seluas 125 hektar di Provinsi
Banten milik LSIP, entitas anak, diklasifikasikan sebagai aset tidak lancar yang dimiliki untuk dijual sehubungan dengan Perjanjian Pengikatan Jual Beli (“PPJB”) LSIP dengan PT Indofood CBP Sukses Makmur Tbk (“ICBP”), entitas sepengendali, pada tanggal 21 Desember 2017. PPJB tersebut telah mengalami beberapa kali perubahan, terakhir diperpanjang sampai tanggal 31 Desember 2023.
A parcel of land of LSIP, a subsidiary, with an area of 125 hectares at the Province of Banten, is classified as non-current asset held for sale as LSIP entered into a Sale and Purchase Agreement (“SPA”) with PT Indofood CBP Sukses Makmur Tbk (“ICBP”), an entity under common control, on December 21, 2017. The SPA has been ammended several times, the latest of which was an extension up to December 31, 2023.
Pada bulan Desember 2022, LSIP telah menyelesaikan pengalihan sebagian lahan tanah di atas, yaitu 8 bidang tanah dengan luas 12 hektar dengan total nilai penjualan Rp35.766 yang sebelumnya telah dibayarkan ICBP sebagai uang muka pada tahun 2018.
In December 2022, LSIP has completed the transfer for part of the above-mentioned land comprising 8 parcels of land with total area of 12 hectares representing sales value of Rp35,766, which previously paid as advance by ICBP in 2018.
Proses pengalihan bidang tanah lainnya yang dicakup PPJB di atas masih dalam proses sampai dengan tanggal 24 Februari 2023.
Transfer process for the other parts of the land covered by the above-mentioned SPA is still in progress up to February 24, 2023.

aset tetap Grup yang telah disusutkan penuh namun masih digunakan adalah sebesar Rp3.804.493 (2021: Rp3.058.899), yang terutama terdiri atas bangunan dan prasarana, mesin dan peralatan pabrik, dan alat berat dan kendaraan.
As at December 31, 2022 the costs of the Group’s fixed assets that have been fully depreciated but still being utilized were amounting to Rp3,804,493 (2021: Rp3,058,899), which mainly consist of buildings and improvements, machinery and plant equipment, and heavy equipment and vehicles.
Hak atas Tanah Land Rights
Jenis kepemilikan hak atas tanah Grup, termasuk tanah perkebunan, berupa HGB, yang berlaku antara 20 sampai dengan 40 tahun, HGU yang berlaku antara 19 sampai dengan 39 tahun, dan HP yang berlaku antara 20 sampai dengan 25 tahun. Manajemen berkeyakinan bahwa kepemilikan hak atas tanah yang jatuh tempo tahun 2023 sampai dengan tahun 2055 akan dapat diperbaharui dan/atau diperpanjang.
The Group’s titles of ownership on its land rights, including the plantation land, are in the form of HGB which are valid for 20 to 40 years, HGU, which are valid for 19 to 39 years, and HP which are valid for 20 to 25 years. The management believes that the said titles of land right ownership that will expire from 2023 to 2055 can be renewed and/or extended.
Tanaman produktif Grup dikembangkan dan dikelola di atas lahan yang telah memeroleh HGU, atau lahan yang telah memeroleh ijin lokasi dan sedang dalam proses pengurusan HGU.
The Group’s bearer plants are developed and managed on the area which have obtained HGU, or have obtained location permits and in the process of obtaining HGU.
Manajemen berkeyakinan bahwa HGU akan diperoleh untuk lahan yang baru memiliki Ijin Lokasi tersebut di atas, sehingga Grup mengakui tanaman produktif yang dikembangkan di atas lahan tersebut.
The management believes that the HGU will be obtained for those areas under location permits, so that the Group recognized bearer plants developed on these areas.
Pertanggungan Asuransi Insurance Coverage
Pada tanggal 31 Desember 2022, aset tetap telah diasuransikan terhadap risiko kerugian atas kebakaran dan risiko lainnya berdasarkan suatu paket polis tertentu dengan jumlah nilai pertanggungan sekitar Rp15.624.275 dan US$13.750.000 yang menurut pendapat manajemen cukup untuk menutup kemungkinan kerugian atas risiko tersebut.
As of December 31 2022, the fixed assets are covered by insurance against losses from fire and other risks under a policy package with combined coverage amounting to about Rp15,624,275 and US$13,750,000 which in management’s opinion, are adequate to cover possible losses that may arise from such risks.
Beban Pinjaman Borrowing Costs
Selama tahun yang berakhir pada tanggal 31 Desember 2022, total beban pinjaman yang dikapitalisasi oleh entitas-entitas anak tertentu ke aset tetap adalah sebesar Rp81.858 (2021:
Rp122.627) berdasarkan tingkat kapitalisasi yang berkisar antara 4,93% sampai dengan 8,57%
(2021: antara 4,24% sampai dengan 8,87%) untuk tahun yang sama.
During the year ended December 31, 2022, the total borrowing costs capitalized by the certain subsidiaries to their fixed assets amounted to Rp81,858 (2021: Rp122,627) based on capitalization rates ranging from 4.93% to 8.57%
(2021: from 4.24% to 8.87%) for the same year.
