The application is nominated integrated development pursuant to Section 91 of the Environmental Planning and Assessment Act 1979 and Section 5 of the Environmental Planning and Assessment Regulation 2000 requiring concurrence from the Department of Primary Industries Water under the Water Management Act 2000.

PLANNINg CHANgES fOR BOx HILL gROwTH CENTRE PRECINCTS (6/2014/PLP)

Council resolved at its meeting of 25 August 2015 that a planning proposal and Development Control Plan amendments for the Box Hill Growth Centre Precincts be finalised. The planning proposal was finalised by the Department of Planning and Environment and the draft plans came into force on 22 August 2016.

The planning proposal amends the planning framework for the Box Hill Growth Centre Precincts to facilitate greater job diversity, employment opportunities as well as provide additional housing and open space to meet the needs of future residents.

The planning proposal rezones approximately 53 hectares of light industrial land within the vicinity of Annangrove Road, Edwards Road and The Water Lane to part B6 Enterprise Corridor and

part low and part medium density residential. An additional 3.3 hectares of public open space has also been identified.

The proposal also amends the floor space ratio and minimum subdivision lot size, and removes ‘shop top housing’ as a permitted land use within the B6 Enterprise Corridor zone.

Existing land on Terry Road zoned B6 Enterprise Corridor, adjoining the future Box Hill Town Centre has also been rezoned to R1 General Residential to facilitate ground floor business uses and upper floor residential development in this location.

Key Development Control Plan changes include:

• Updating of figures to reflect the revised layout plan for the precinct;

• Amendments to clauses and tables to reflect the inclusion of a new minimum density for low density residential land south of Edwards Road (7 dwg/ha);

• Standardisation of required footpath and verge widths on local streets, a new list of street tree species and updated guidelines on street tree locations; and

• Minor administrative changes and corrections.
