Kas dan Setara Kas
Kas dan setara kas Perusahaan yakni terdiri atas kas dan bank termasuk semua investasi yang tidak dibatasi penggunaannya yang jatuh tempo dalam waktu 3 (tiga) bulan atau kurang sejak tanggal penempatannya dan yang tidak dijaminkan serta tidak dibatasi dalam penggunaannya.
Per 31 Desember 2022 jumlah Kas dan Setara Kas Perumnas sebesar Rp1,713 triliun, yang mana mengalami peningkatan sebesar 739% dari tahun 2021 lalu yang tercatat sebesar Rp204,22 miliar.
Piutang Usaha
Piutang usaha Perusahaan terdiri dari penjualan rumah tinggal dan ruko, sewa unit rusun, instansi, penjualan tanah dan lain- lain, setelah dikurangi penyisihan kerugian kredit ekspetasian.
Manajemen Perusahaan telah membentuk cadangan kerugian kredit ekspetasian kolektif atas masing-masing kelompok piutang usaha.

Cash and Cash Equivalents
The Company’s cash and cash equivalents consist of all unrestricted cash on hand and in banks and investments with maturities of 3 (three) months or less from the date of placement and not pledged as collateral to loans nor restricted in use.
As of December 31, 2022, the Company’s total Cash and Cash Equivalents amounted to IDR1.713 trillion, increased by 739%
from 2021 of IDR204.22 billion.
Trade Receivables
The Company’s trade receivables consist of sales of residential houses and shop houses, rent of flats, institution, sales of land, and others, net of allowance for expected credit losses.
The Company’s management has established a collective allowance for expected credit losses for each group of trade receivables.
Perusahaan mencatatkan piutang usaha di tahun 2022 sebesar Rp158,462 miliar naik 6% dari tahun sebelumnya yang sebesar Rp148,79 miliar.
Piutang Lain-lain
Piutang Lain-Lain tahun 2022 sebesar Rp25,071juta yang mengalami peningkatan sebesar 11,486% dari tahun 2021 lalu yakni sebesar Rp216,39 juta.
Persediaan
Persediaan terdiri dari bangunan dan rumah dalam konstruksi, bangunan dan rumah siap dipasarkan, tanah dan bangunan yang akan dijual, tanah matang siap dipasarkan, dan lain-lain, setelah dikurangi penyisihan penurunan nilai dan persediaan usang.
Per 31 Desember 2022 jumlah Persediaan Perumnas sebesar Rp5,434 triliun, yang mana mengalami peningkatan sebesar 5% dari tahun 2021 lalu yang tercatat sebesar Rp5,16 triliun.
Pajak Dibayar di Muka
Pajak dibayar di muka Perusahaan di tahun 2022 sebesar Rp96,131 miliar yang mengalami penurunan sebesar 14% dari tahun 2021 lalu yakni sebesar Rp111,81 miliar.
Beban Dibayar di Muka dan Uang Muka
Beban dibayar di muka dan uang muka merupakan pembayaran di muka sehubungan dengan kegiatan Perusahaan.
Beban dibayar di muka dan uang muka di tahun 2022 tercatat sebesar Rp74,422 miliar yang mana mengalami penurunan sebesar 18% dari tahun 2021 yang sebesar Rp90,27 miliar.
Tanah untuk Pengembangan
Tanah untuk pengembangan merupakan tanah mentah yang sudah memiliki perencanaan peruntukkan lahan (site plan) namun belum dilakukan proyek pembangunan.
Tanah untuk pengembangan di tahun 2022 tercatat sebesar Rp543,621 yang mengalami penurunan sebesar 4% dari tahun 2021 lalu yakni sebesar Rp568,095 miliar.
Tanah dalam Pengelolaan Kerja Sama
Tanah dalam pengelolaan kerja sama adalah saldo nilai persediaan tanah mentah yang dikerjasamakan dengan Instansi lain.
Di tahun 2022 tanah dalam pengelolaan kerja sama tercatat sebesar Rp58,137 miliar yang mengalami peningkatan sebesar 0,28% dari tahun 2021 lalu yakni sebesar Rp57,97 miliar.
Aset Keuangan Lancar Lainnya
Aset Keuangan Lancar Lainnya adalah bank yang dibatasi penggunaanya yang merupakan rekening penampungan (escrow account) sehubungan dengan KPR/KPA dan deposito yang jatuh tempo lebih dari 3 (tiga) bulan.
Per 31 Desember 2022 Aset keuangan lancar lainnya yang dibukukan oleh perusahaan adalah sebesar Rp4,398 miliar yang mana mengalami peningkatan sebesar 343% dari tahun 2021 sebesar Rp992,34 juta.

In 2022, the Company’s Other Receivables amounted to IDR25.071 million, declined by 11.486% from 2021 of IDR216.39 million.
Inventories
Inventories consist of building and residential under construction, building and residential available-for-sale, land and building available-for-sale, land available-for-sale, and others, net of allowance for impairment and obsolescence of inventories.
As of December 31, 2022, the Company’s total inventory amounted to IDR5.434 trillion, an increase of 5% from 2021 of IDR5.16 trillion.
Prepaid Taxes
In 2022, the Company’s prepaid taxes amounted to IDR96.131 billion, a decline of 14% from 2021 of IDR111.81 billion.
Prepaid Expenses and Advances
Prepaid expenses and advances represent advance payments in connection with the Company’s activities.
In 2022, the Company’s prepaid expenses and advances were recorded at IDR74.422 billion, a decline of 18% from 2021 of IDR90.27 billion.
Land for Development
Land for development is raw land that already has a site plan;
however, the project development is not yet carried out.
In 2022, the Company’s land for development amounted to IDR543.621, declined by 4% from 2021 of IDR568.095 billion.
Land in a Joint Operation
Land in a joint operation is the balance of raw land inventory value in cooperation with other agencies.
In 2022, the Company’s land in a joint operation amounted to IDR58.137 billion, increased by 0.28% from 2021 of IDR57.97 billion.
Other Current Financial Assets
Other Current Financial Assets include restricted in banks, which represents escrow account in connection with housing/
apartment loans (KPR/KPA) and time deposits with maturities of more than 3 (three) months.

Investasi Jangka Panjang
Investasi Jangka Panjang merupakan investasi Perusahaan pada entitas asosiasi yakni PT Nusa Dua Bekala dan PT Perumnas IIDA Group.
Tercatat bahwa investasi jangka panjang Perumnas di tahun 2022 sebesar Rp2,050 miliar, mengalami penurunan sebesar 63% dari tahun 2021 yang tercatat sebesar Rp5,61 miliar.
Non-Current Assets
In 2022, the Company’s Total Non-Current Assets amounted to IDR697.404 billion, a decline of 9% from the previous year of IDR767.081 billion.

Properti Investasi adalah nilai buku tanah dan bangunan disewakan setelah dikurangi akumulasi penyusutan.
Perumnas mencatatkan Properti Investasi di tahun 2022 sebesar Rp44,737 miliar, mengalami penurunan sebesar 11%
dari tahun sebelumnya yang tercatat sebesar Rp50,30 miliar.
Aset Tetap
Aset tetap adalah saldo buku aset tetap yang terdiri atas tanah, bangunan, peralatan teknik, kendaraan dinas, peralatan kantor, instalasi dan inventaris lainnya, setelah dikurangi akumulasi penyusutan.
Aset tetap tahun 2022 sebesar Rp418,200 miliar mengalami penurunan 4% dari tahun 2021 yang tercatat sebesar Rp437,25 miliar.
Aset Tidak Lancar Lainnya
Aset tidak lancar lainnya adalah aset non-produktif milik Perusahaan yang sudah tidak dapat diharapkan manfaat ekonominya dalam operasional Perusahaan.
